This is the Estate of William H.
Nelson;Equibank,Guardian.Mr.Siegel?
If Your Honor please,this is an
incompetent estate.There is a small balance for
distribution -$1,250.00 of which the Equibank
would like'to retain as a reserve account,and the
remaining $1,400.00,they talked with the brother
of the incompetent.The incompetent lives in Erie,
Pa.,and the brother indicated that he would take
care of this fund for the incompetent.We would
like to suggest that the reserve be retained by
Equibank,and the balance be awarded to the
brother,under whatever restrictions as Your Honor
might require.
This is the Estate of William H.
Nelson;Equibank,the Guardian.Weill mark the
audit closed.

Notice is hereby given that on February 16,1955,in the above entitled
matter,the petition of the First National Bank of McKeesport,Monongahela,
Pennsylvania,was filed praying the Court to adjudge the said William H.
Nelson to be unable to take care of his property and to appoint a guardian for
h1s estate and that on said date the Court thereupon made the following Order::

ian of the estate of William H.Nelson,a minor,by the orphans'Court of
Washington County,Pennsylvania,at No•.35"A.Ugust,Term,1935.
2.That on ~ugust 13,1941,the said William H.Nelson was can-
mitted to the Torrance State Hospital,Torrance,,''Pennsylvania"because of a
mental disorder"and that he was admitted to the Washington County"Hane am

Hospital,Torrance,Pennsylvania,claimant;on account

7.That on November 19,1953,the said William H.Nelson was

PETITION FOR LEAVE TO MAKE PRIVATE
SALE OF INCOMPETENT'S REAL ESTATE
TO THE HONORABLE,THE JUDGE OF SAID COURT:
The Petition of First National Bank of McKeesport,now
western Pennsylvania National Bank,respectfully sta~es:
1.That William H.Nelson was adjudged an incompetent
by Decree of Judge David H.Weiner,d~ed March 21,1955,and
your Petitioner was appointed guardian of his estate by said
Decree.
2.The incompetent is presently residing at 908
Chartiers Street,Washington,washington County,Pennsylvania.
3.The incompetent's estate consists of:A one-fourth
(1/4th)undivided interest in real estate situate in Carroll
Township,Washington County,Pennsylvania,with an appraised
value of $6,000.
4.The names and addresses and relationships of the.,
parties of interest are as follows:

John Glenn Nelson,Brother

Connecticut
5.The incompetent has NO creditors known to the
guardian.
6.It is proposed to sell real property located in
Carroll Township,Washington County,Pennsylvania,more
particularly described as follows:
ALL that certain piece or parcel of land
situate in Carroll Township,Washington County,
Pennsylvania,bounded and described as follows,
to wit:
BEGINNING at a point in the Public Road at a
~orner common to lands of John Sampson,lands of
David Rabe and the land herein describedi thence
South 65°30'West,209 feet to a pointi thence
North 23°30'West,209 feet to a point;thence
North 65°30'East,209 feet to a point in the
Public Road aforesaidi thence South 23°30'East,
209 feet to the place of Beginning.containing
One (1)acre,more or less.
BEING the same property that was conveyed to William H.
Greisinger by deed of Mary Elizabeth Burgan and william H.
Burgan,her husband,et al,dated April 2a.,1923,and of record
in Deed Book Vol.506,page 393,Recorder's Office,Washington
county,pennsylvania.
The said William H.Greisinger died intestate on
December 28,1934,leaving to survive him as his only heirs at
law his wife,Anna May Greisinger and one son,William E.
Greisi·rager.The said William E.Greisinger died intestate on
October 16,1937,leaving to survive him as his only heir at
law his mother,Anna May Greisinger.The said Anna May Greisinger
died testate on July 4,1946,and by her Last Will and Testament
dated April 21,1946,and of record in the Register of Wills
Office,washington County,Pennsylvania in Will Book Vol.69,
page 308,she devised the above described real estate in equal
shares to Robert,Glenn,William and Richard Nelson,her nephews.
The said Richard Nelson by Deed dated Novenber 23,1960,
~onveyed his undivided one-fourth (1/4th)interest in the above
described real estate to his brother,Robert E.Nelson and same
is of record in Deed Book Vol.page records of the
Recorder's Office of Washington county,Pennsylvania.
7.Your Petitioner is not authorized to make sale of
said interest since Section 443 of the Incompetent Estate Act
(50 P.S.§3443)requires the court must first make a deter-
mination that tre proposed sale is for the best interest of
the incompetent.
8.It is your Petitioner's opinion that a private sale
of the real estate involved would be of greater benefit to the
estate of the incompetent since the consideration obtained under
the private sale is better than could be obtained at a public
sale.Attached is an Appraisal Report of c.S.Bateman,a
licensed real estate broker,who is familiar with the value of
real estate in and about Carroll Township.The Appraisal
Report indicates that the proposed consideration is better
than could be obtained at a public sale.The Appraisal
Report,a copy thereof,is attached hereto and made a part
hereof and marked Exhibit "A"I
10.The following offer to purchase has been
received:
(1)Louis J.Amati,III,Single,of Donora,Washington
County,Pennsylvania,has agreed to the terms of the proposed
sale which requires the purchaser to pay the total consideration
of $7,000.00 upon delivery of the Deed.
11.No notice of the presentation of this Petition is
necessary as all parties of interest have executed the Deed,a
copy of which is attached hereto and made a part hereof and
marked Exhibit "B",."
