PETITION FOR APPROVAL OF PRIVATE SALE OF REAL ESTATE TO
PERSONAL REPRESENTATIVE UNDER THE PROVISIONS OF SECTION
546 OF THE FIDUCIARIES ACT OF 1949
TO THE HONORABLE,THE JUDGE OF SAID COURT:
The Petition of ROBERT F.VOORHES and LLOYD A.VOORHES,SR.respectfully
represents:
1.Your petitioners are Executors'of the Estate of Albert G.Voorhes,also
known as Albert Voorhes,Deceased,and Robert F.voorhes resides at 4804 Smith Street,
Harrisburg,Pennsylvania,and Lloyd A.Voorhes,Sr.resides at 5332 Farago Street,
Temple City,California.
2.Albert G.Voorhes,also known as Albert Voorhes,died August 9,1971,
and Letters Testamentary were granted to your petitioners on August 16,1971.
3.,The ,only parties in interest under the Intestate Law are your petitioners,
both of whom are sui juris.
4.The real estate which is the subject of this petition is described as
follows:
ALL that certain lot or parcel of land situate in North
Bethlehem Township,Washington County,Pennsylvania,bounded and described
as follows,to-wit:
BEGINNING at a point in the center line of the Old National
Pike,known as U.S.Route No.40,which point is common to lands now or
formerly of Edwin F.Sphar and the land herein described;thence along
line of land now or formerly of Edwin F.Sphar,North 9°43'East 273 feet
to land now or formerly of Rosie Ulanosky;thence along line of land now
or formerly of Rosie Ulanosky,South'80°17'East 105 feet to a point,
corner of land now or formerly of Rosie Ulanosky and the land herein de-
scribed;thence along line of land now or formerly of Rosie Ulanosky,
South 2°44'West 275 feet to the center line of the old National Pike,
known as U.S.Route No.40;thence along the center line of said old
National Pike,known as U.S.Route No.40,North 80°17'West 127 feet
to the place of beginning.
TOGETHER with the right to use a 20-foot right of way across
the corner of land now or formerly of Rosie Ulanosky,which right of way
begins at the Northern side of the old National Pike,known as U.S.Route
No.40,at a point 70 feet distant from the Eastern line of the land herein
described,and extends in a Northerly direction,entering the land herein
described at a point about 140 feet from the center line of the old National
Pike.known as U.S.Route No.40.which right of way is not exclusive.and
may be used by the said Rosie Ulanosky.her heirs and assigns.and others,
so far as the same extends over the land of the said Rosie Ulanosky.Being
the same right of way which was excepted and reserved in the deed from Row-
land F.Hill.et ux.,to Rosie Ulanosky.dated March 30.1938,and of record
in the Recorder's Office for Washington County,Pennsylvania.in Deed Book
619.page 663.
EXCEPTING and RESERVING.however,all the coal of the Pitts-
burgh or River Vein underlying said lot of land.together with the mining
rights.privileges and waivers.as the same has been heretofore conveyed.
UNDER and SUBJECT to such other exceptions.reservations,rights
of way.easements,conditions,etc.as appear in prior deeds in the chain of
title.
BEING the same property conveyed to Albert G.Voorhes and Mary
J.Voorhes,his wife,by deed of Carl W.Wheaton,et ux.,dated August 15th,
1960.and of record in the Recorder's Office for Washington County,Pennsyl-
vania,in Deed Book 1083,page 412;and the said Mary J.Voorhes died June
14,1970,leaving Albert G.Voorhes as survivingmnant by entireties.
5.The above described real estate is all the real estate of which the de-
cedent died seized.
6~No real estate has been sold by your petitioners.
7.Attached hereto are (a)an official Certificate of the assessed valuation'
of the property proposed to be sold.marked EXHIBIT "A".(b)a copy of the Inventory
filed August 17.1971,marked EXHIBIT liB",and (c)a copy of the Inheritance Tax
Appraisal,dated September 24,1971,marked EXHIBIT "C".
8.All of the known debts of the decedent have been paid,except a doctor
bill in the amount of approximately $34.00,which will be paid out of the other
assets in the estate.
9.Robert F.Voorhes,one of your petitioners,has offered to pay the sum
of $8,700.00 for the real estate and the contents of the dwelling house erected there-
on,said sum to be paid upon the approval of the sale by the Orphans'Court and the
delivery of a deed,which price your petitioners believe to be greater than can be
obtained at a public sale.Robert F.Voorhes will pay all 1972 real estate taxes on
the property,and the Transfer Stamps due on the sale of the property will be paid
one-half by the purchaser and one-half by the estate.
10.None of the proposed purchase price will be needed to pay the debts,
costs and Inheritance Tax in this estate,there being sufficient cash in the estate
to pay all expenses.
11.Lloyd A.Voorhes,Sr.being one of your petitioners,no additional
consent is attached hereto.
12.The above described property is in need of immediate repairs to the
exterior and interior,including extensive repairs to the roof and spouting.The
well on the property will require immediate attention in order to return the same
to a serviceable condition.The purchaser is to assume the responsibility for all
rep~trs.
13.Robert F.Voorhes,the purchaser,desires that the deed for the pre-
mises be made to himself and his wife,Pauline Voorhes.
WHEREFORE,your petitioners pray your Honorable Court to approve the sale
of the real estate to ROBERT F.VOORHES and PAULINE VOORHES,his wife,and to direct
Lloyd A.Voorhes,Sr.,the other Executor,to make,execute and deliver a deed to
ROBERT F.VOORHES and PAULINE VOORHES,his wife,for said property.
And they will ever pray,etc.

face value,it sets forth briefly the reasons for such depreciation'as to each item;all moneys payable
to the estate from life insurance policies carried by decedent;all annuity and endowment contracts the
proceeds of which were payable upon the death of the decedent;and all the corporate stocks and dividends
due thereon and unpaid as of the date of death,bonds and accrued interest thereon to the date of dece-
dent's death and other investment securities owned by the decedent ~tthe time of death,with the market
value thereof at such time.
In the case of securities of close or family corporations,the values reported are as far as
possible substantiated by financial statements of the corporations,showing the assets and liabilities
thereof as of the'date of death.The schedule also sets forth the interest of decedent at the time of
death in any co-partnership or business,and in support of the value of such interest there is annexed to
said schedule,financial statements showing the assets and liabilities of said co-partnership or business.
A copy of the co-partnership agreement,(if oral,a statement setting forth the nature of the agreement)
together with a statement setting forth the character of the business,its location,and such other facts
pertaining to the business as may be pertinent to 'a fair and just appraisal of the decedent's interest
therein must be submitted.,It should also set forth in itemized form,together with .the fair market value
thereof,any other property owned or bequeathed by the decedent'at the time of death.
The Schedule C attached hereto and made 'part hereof sets forth a true answer to each inquiry
contained therein and in the case of transfers ofproperty,real or personal,within two years of decedent's
death,in contemplation of decedent's death,:or intended to take effect in possession or enjoyment at or
after death,said schedule sets forth the nature and value of such property,to whom transferred,the

That Schedule D attached hereto and made part hereof sets forth the names and addresses of all
persons beneficially interested in this estate at the time of decedent!s death,the nature of their res-
pective interests,their relationship,if any,to the decedent,together with the ages at the time of
decedent's death of all minors,annuitants and beneficiaries for life under decedent's Will.It also
contains a statement showing which of the beneficiaries named in the decedent's will,if any,died prior
to decedent,the dates of their death,their issue,andthe relationship of such issue to the beneficiary.
That Schedule E attached hereto and made a part hereof sets forth all property,real and per-
sonal,owned by the decedent jointly with another or others,including intangible,standing in the name
of the decedent and others,plus the date and place of record of instruments effecting the vestiture of
real estate and the date of acquisition of.personalty,plus the name,address and relationshi~"if anr,
of co-owners to the decedent.
That Schedule F attached hereto and made a part hereof sets forth fully and in detail all debts
and deductions claimed for and on behalf of this decedent's estate,including funeral expenses paid;
family exemption,where applicable;costs of administration of this estate;counsel fees and fudiciary's
commissions paid or to be paid;cost expended for burial trusts,tombstones or gravemarkers,and reli-
gious services,in consequence of the death of the decedent;debts and claims owing and Ilnpaid at time of
