TO THE HONORABLE,.THE JUDGE OF SAID COURT:

The Petition of MARIE H.SCOTT.formerly MARIE H.KARMANN.
respectfully represents:
1.That your Petitioner is the mother and sole surviving parent of
LINDA KARMANN,aged 20;SANDRA KARMANN"aged 16;and NANCY KARMANN,
aged 12.and your Petitioner is.therefore,her natural guardian.Petitioner and
said minors reside on Parks Road,McDonald,Pa.
2.That the minor.LINDA KARMANN is 20 years of age.having been
born on November 21"1950;SANDRA KARMANN is 16 years of age.having been
born on August 10.1954;and NANCY KARMANN is 12 years of age"having been
born on January 15"1958.No Guardian for the estate of said minors has been
appointed in this or any other jurisdiction,and said minors join in the prayer of
this Petition.
3.That the estate of the said minors consists of an undivided 3!50ths
interest in a certain tract of land situate partly in South Fayette Township.Allegheny
County,Pennsylvania.and partly in Cecil Township.WashingtonCounty.Pennsyl-
vania.formerly known as the "Fawcett Farm".containing an area of 89 acres,

3 rods"and 26 perches"more or less"and being more fully described in the
deed from Edward I&rmann,widower"to Alberta R.Karmann and Henrietta
Karmann,dated September 16"1961"and of record in the office of the Recorder
of Deeds of Washington County,Pennsylvania,in Deed Book Vol.1119,page 243.
The said Alberta R.Karmann died January 12"1970,intestate and unmarried"
seized in fee of an undivided one-half (1/2)interest in said tract,survived by her
brothers and sisters and the children of a deceased brother"namely:Dorothy A.
Durand"Hildagarde A.Krenn,widow,Kathryn B.Eli.widow"Rudolph Karmann.
widower"Esther E.Cornell"Robert J.Karmann.Robert L.Karmann.Henri-
etta M.Karmann.Regina C.Bernardi.and the children of a deceased brother.
Edward N.Karmann.Sr••who died in May.1968:Robert S.Karmann.Edward
N.Karmann"Jr."Linda Karmann"Sandra Karmann and Nancy Karmann.
4.The entire tract of 89 acres"3 rods,26 perches,has a market value
of $24,700.00.as is evidenced by the appraisal of J.C.McCleery,Registered
Appraiser of Washington,Pa••which is attached hereto and marked "Exhibit A."
The market value of the undivided one-half interest of which Alberta Karmann died
seized"therefore"is $12.350.00.
5.The said minor children,heirs at law of decedent.Alberta Karmann.
have an undivided 3/50ths interest in the undivided one-half (1/2)interest of said
decedent.or 3/50ths of $12.350.00.being $741.00 or $247.00 each.
6.The remaining holders of the said premises have conveyed all their
right.title and interest in and to said parcel of land to Henrietta Karmann.for the
nominal consideration of One Dollars"($1.00)"by deed dated April 2"1971 and to be
recorded.
7.That the said Henrietta Karmann"owner of an undivided one-half (1/2)
interest in said real estate"in her own right"has offered to pay the sum of $741.00
to said minor children for all of their right"title and interest in arid to said property.

which your petitioner believes to be a fair and reasonable price for the said
premises.,and greater than can be obtained in the open market.
WHEREFORE I Petitioner prays your Honorable Court,under the
provisions of Clause (1)of Section 1001 of the Fiduciaries Act of 1949,as amended,
to authorize her,as natural guardian of said minors,to execute a deed conveying
the interest of said minors in said real estate to Henrietta Karmann,upon receipt
of the sum of $741.00.

captioned property.
The purpose of the appraisal was to estimate the Market Value of the
property as of January 12,1970.
I have inspected the property and have made a thorough investigation
and analysis of all matters affecting the value.The results and
description of the property is enclosed.I would estimate the value
to be as follows:
TWENTY FOUR THOUSAND SEVEN HUNDRED DOLLARS $24,700.00
Market Value is defined as,"The price a willing,well informed buyer
acting without duress or necessity,will pay a willing,well seller

LAND:The sUbject property consists of 89 acres,3 roods and 26
perches.The land has a gentle rolling contour and about 65 to 70%
of the land is covered with timber and some second growth timber
and under brush.There is a considerable amount of frontage along
Twp.Road 712 in Cecil Township.There is also a section of the
farm at the far end which is located in South Fayette Township,
Allegheny County,but the majority of the land is located in
Washington County.
There ar~two large sections which have been cleared and
are being used for crops and pasture.The farm plot around the
buildings is well seeded and has attractive shrubbery.The fences
are fair and the land seems to be well watered with natural springs.
BASEMENT -Concrete floor in basement with a block
foundation walls.Plastered walls in the basement over the block.
There are concrete laundry tubs.There is a 30 gallon u.f.gas hot
water heater which is properly installed.Galvanized plumbing in
good condition,a gas f.a.furnace.Pump for the cistern,and well.
There is a 12 x 28 cistern under one section of the house with poured
concrete walls.
BUILDING #2 -This is a one story frame house with composition
shingle roof and siding.This house is located away from the barn
and also has a concrete block foundation.There are aluminum storm
windows and awings together with aluminum storm and screen doors.

INTERIOR -Entrance into kitchen with a linoleum floor,wall board
walls and ceiling and a single bowl cabinet sink.There are two metal
cupboards.Small iving room with wall board walls and ceiling,and
a large gas space heater.The floor is covered with carpeting over
pine flooring.Next is one bedroom with a small clothes press and
carpeting.There are two windows in the bedroom.Off the kitchen is
another room which will be made into a bath.This has asphalt tile
floor and wall board walls and ceiling.This house has no water at
the present time.
BARN -Frame bank type barn with a good glazed tile foundation.
The roof is paper and about one=third has been torn off.The floor
of the barn is in poor condition.The basement of the barn has a
cracked concrete floor over one small section and the remainder is
all dirt.The floors area has light showing through but most of the
joists are in good condition.
GARAGE -There is a detached concrete block garage with a paper
roof and two overhead doors.The floor of the garage is dirt
and there is a gas heater in the garage.This was well built and is
is fairly good condition.
