FIDUCIARIES ACT OF 1949 TO THE HONORABLE, THE JUDGES OF THE SAID COURT: The Petition of MERWIN W. HOLLAND, Administrator of the above entitled estate, respectfully ref?resents: 1. That the said Arthur W. Holland died intestate on July 8, 1971, and Letters of Administration were granted to Merwin w. Holland by the Register of Wills of Washington county on July 13, 1971. The said Arthur w. Holland, deceased, resided ., at 413 Prosf?ect Street, Midway, Washington County, Pennsylvania. 2. An Inventory and Al?l?raisement was filed in the Office of the Register of Wills on October 13, 1971. The total value of the decedent's estate, including the real estate, is $22,933.69. 3. A Bond on the Administrator, Merwin w. Holland, has been taken out with the Transamerica Insurance Company in the amount of $3,000.00 and has been filed with the Register of Wills. 4. The said real estate is described as follows: ALL that certain f?arcel of land situate in Robinson Township, Washington county, Pennsylvania, bounded and described as fOllows: BEGINNING at a !?Oint on the northwest side of the blacktol? road leading into Midway from the North, at a !?Oint common to land hereby conveyed and land now or formerly of the heirs of John Parnaby, thence along the line of said heirs of John Parnaby, North 18° 27' West, a distance of 296.3 feet to another I r .. • ... • point on line of land of the heirs of John Parnaby; thence North 76° 25' East, a distance of 66.95 feet to a point on line of land to be conveyed to Dorothy L. Holland; thence South 22° 52' East, a distance of 264.4 feet to a point on said Northwesterly side of said blacktop road; thence South 55° 00' West, along said blacktop road, a distance of 92 feet to the place of Beginning. Upon which parcel of land is erected a dwelling house. UNDER AND SUBJECT to the exceptions and reservations as are contained in the prior deeds in the chain of title. BEING the same portion of the two parcels of land conveyed to the said Arthur w. Holland and Carrie Holland, his wife, by deed of Alexander R. Curran, unmarried, dated August 25, 1951, and recorded in the Office of the Recorder of Deeds of Washington County, Pennsylvania, in Deed Book Vol. 777, page 665. The said Carrie Holland died on January 22, 1968, and title became vested in Arthur w. Holland by right of survivor- ship. At the present time the premises is vacant and the current tax assessment is as follows: Assessed in the names of Arthur w. Holland & Carrie Holland for the Midway Borough, Lot No. 92, assessed at $50.00 and House and integral garage, assessed at $2,000.00. Total Assessment: $2,050.00. 5. The said real estate is being sold in the best in- terest of the estate in order that a cash settlement can be made with the persoa-or persons legally entitled thereto. The said real estate is being sold at a private sale by the said administra tor because the price obtained by the said administrator is the best price that can be obtained and·1is more than can be obtained at a public sale. 6. The said real estate is being purchased by James N. Bain and Edna Bain, his wife, for the sum of $19,000.00. A pay- ment of $1,900.00 was made on August 16, 1971, at the signing of the Agreement, and the balance of $17,100.00 is to be paid at the Closing, on or before October 8, 1971. A photostatic copy of the Agreement is attached hereto and made a part hereof and marked Exhibit "A". I '· The said Closing took place on October 8, 1971, and the moneys due the Estate are being held in escrow by the Union Title Company of Pittsburgh until the additional bond is filed by the Administrator as req~ed by law. 7. The following is a list of claims against the said real estate: Mortgage held by The Union National Bank of Pittsburgh, Imperial Office, Imperial, Pennsylvania. Balance due on Mortgage: $3,825.37 Interest: 45.04 Satisfaction Fee: 15.00 TOTAL •.................... $3,885.41 8. The following are the names of the heirs who survive the said decedent: MERWIN w. HOLLAND, son of the decedent, also Administrator of this Estate.
