That no letters testamentary or of administration have been granted within the Commonwealth on the estate of the decedent. 4. That the decedent died owning a fee simple title in real estate within the Commonwealth, to wit; ALL that certain parcel or tract of land situate in the Village of Cherry Valley, Smith Township, Washington County. Pennsylvania, more particularly bounded and described as follows: ... -I , . BEGI:N"NlliG at a point in the center line of a certain forty (40) foot street at a point where the property herein conveyed corners with land now or formerly ofZigmond Ginosky; said point being the northwesterly corner of the property herein conveyed; thence by land now or formerly of Zigmong Ginosky North 66° 17' East 174.98 feet to a point on the east side of a fourteen ( 14) foot alley; thence along the East side of said fourteen (;J14) foot alley South 21 o 03' 55" East 105.29 feet to a point; thence by land now or formerly of Helen Wasik South 68° 56' 05" West 174. 79 feet to a point in the center line of said forty (40) foot street; thence along the center line of said street North 21 o 03' 55" West 97.23 feet to the place of beginning. RESERVI:N"G, however, for public use a twenty (20) foot right of way along the West side of the above described tract and also reserving for public use a fourteen ( 14) foot alley along the East side of said tract.
