That Louisa Schneider, a/k/a, Louise Schneider, late of the ·city of Washington, Washington County, Pennsylvania, died intestate, on March 25, 1971, and Letters of Administration on her estate were granted to Lena H. Gable, in Washington County, Penna., on May 20, 1971, and she filed Surety Bond in the amount of $l,ooo.oo. 2. That Louisa Schneider, a/k/a, Louise Schneider, at the time of her death, owned realty in Washington County, Penna., valued at $4,500.00. She owned personalty valued at $1,132.00. 3. That the sole heirs at law of the deceased were Lena H. Gable,sister, and the following nephews and nieces, Agnes Schneider, Romaine Schneider, Darrell Schneider, Donald Schneider, Fred w. Schneider, William Schneider, James Schneider, Mary Louisa Schneider, Lena Martin, Sarah Sanner. The said real estate is more fully described as follo s: ALL that certain lot of ground situate in Canton Township, Washington County, Pennsylvania, known as Lot No. 148, in a Plan of Lots laid out.by Gordon Land Company, and called "Gordon Land Company's Addition to West Washington", and the said lot of ground being more fully bounded and described as follows: On the North by Buena Vista Street; on the South by Gordon Alley; on the East by McCarrell Avenue; on the West by Lot No. 147 in said Plan. Said lot fronts 30 feet on Buena Vista Street and extends back therefrom of uniform width 150 feet to Gordon Alley. Upon which is erected a dwelling known as 45~'McCarrell Avenue. -----------,,--------------------------- .; .· ~ SUBJECT to the exceptions and reservations of all coal, oil and gas, in and under said lot of ground and easements, as same are set forth in prior deeds in the chain of title. No mines for coal nor wells for oil or gas can be opened or drilled upon said lot, however. The said Louisa Schneider died March 25, 1971, intestate, seised of said lot of'ground. Letters of Administration on her estate were granted May 20, 1971, to Lena H. Gable, by the Register of Wills of Washington County, Penna. 4. That deceased has no unpaid debts in the State of Pennsylvania, except costs of administration and balance of It inheritance tax, both of which will be paid in the due course of the settlement of the estate, her funeral bill having been paid by Lena H. Gable, her Administratrix. , . 5. That in February, 1974, James B. Ward and Matilda J. Ward, his wife, offered to buy said real estate and Lena H. Gable I. Administratrix of the Louisa Schneider Estate, agreed to sell and convey·same, for the price or sum of $4,500.00, cash, subject to approval of Court, upon delivery of a proper deed. 6. That the real estate was sold through a real estate agent and the Administratrix is already under Surety Bond in the amount of $1,000.00. 7. That attached hereto and made a part hereof is the affidavit of two responsible persons familiar with the value of real estate in the vicinity of the real estate proposed to be sol , giving the fair value of the real estate herein described and pro posed to be sold. II That the estate of Louisa Schneider is ~lvent and the price offered of $4,500.00, is the best offer received, although it has been for sale for several years, and the said offer is agreeable to all the heirs in this estate. 9. That the assessed valuation of the real estate for .· 1970 tax purposes is $2,040. 10. That your Petitioner desires to complete the proposed sale and deliver a deed to the purchaser. Sanders, Esquire, concerning the erroneous report of cash in the above captioned estate, in the appraisement filed by~ur office on June 11, 1974. By reference to Attorney Sanders' communication, the $900.00 cash reported by the Administratrix, who is in ill health, was actually the money in a joint bank account registered in her name and the above decedent's name. Under the circumstances, accordingly, we hereby authorize you to correct this factual mistake by deleting the appraised amount of $900.00 from the Personal Property Schedule of the subject appraisement. Our Bureau file has been adjusted to reflect the same. Hence, the total amount shown for Schedule "B" reduces to $232.00, with a corresponding decrease changing the Total Gross Assets to $4,732.00.
