TO THE HONORABLE,THE JUDGES OF THE SAID COURT:
The petition of EDWAFD P.JU~{ER,JR.,Administrator
of the above entitled estate,respectf~lly represents:
1.That the said Iva G.Ridall of 120 Fourth Street,
McDonald,Washington County,Fennsylvania,died intestate inf-I S""-'/}
'Mar:.Le:hililz4,1957,and Letters of Administration were granted to
Edward P.Junker,Jr.,by the Register of 't'lills of Washington
County on March 31,1971.
2.An Inventory and .~ppraisement was filed in the
Office of the Register of Will:;on July 21,1971.
The total value of the decedent's estate,including the real
estate,being $9,500.00.
3.A bond on the administratcr,Edward P.Junker,Jr.,
has been taken out with the Transamerica Insurance Company in
the amcunt of $1,000.00 and has been filed with the Register of
Wills.
4.The said real estate is described as follows:
ALL the right,titl,e and interest of any
kind in and to that certain tr~ct of land being Lot
No.165 in the general plan of lots,laid out by the
Estate of John N.McDc-nald,fr·:mting 60 feet on
Fourth Street and extending ba~k a distance of 132.5
feet to a 20 foot alley,adjoi~ing Lot No.166 on the~
North and Grant Avenue on the 30uth.
UPON which is erected bro (2)two-story
frame houses known as 120 Fourth street,McDonald,
Pennsylvania.
BEING the sa:ne lot of ground which was
conveyed to Iva G.p.id3.ll by deed of Frank R.Gladden
and Berta G.Gladden,~is wife,and Anna G.Drake and
Hiram B.Drake,her hU3band,by deed dated March 17,
1937,and of record in the Office of the Recorder of
Deeds of Washington Co~nty,?ennsylvania,in Deed
Book Vol.615,page 476.Th~said Iva G.Ridall died
intestate on M~peh?~e4,1957.and Edward P.Junker,
Jr.,was appointed administrator of her estate by the
Register of Wills of Washing~on County,Pennsylvania,
on March 31,1971.
UNDER AND SUBJECT to all the exceptions
and reservations,etc.,as are contained in the
former deeds in the ~h~in of title.
At the present time the premises is vacant and the
current tax assessment is as follows:Assessed in the name of
Iva G.Ridall Estate for the McDcnald Eorough,Lot No.165,
two-Etory frame house A,assessed at $1,320.00;two-story frame
hOUSE B,assessed at $1,090.00.Total assessment:$2,590.00.
5.The said real estat2 is being sold in the best
interest of the estate in order t::1at a ~ash settlement can be
made with the person or personE l=gally entitled thereto.The
said real estate is being sold at a pri7ate sale by the said
administrator because the price obtained by the said administrator
is the best price that can be obtained and is more than can be
obtained at a public sale.
6.The said real est3.te-is being purchased by Charles
J.Am~c,Jr.,and Clara R.Arnie,tis wife,for the sum of
$9,500.00.A payment of $1,900.0Cto be made at the signing of
the Agreement and the balance 0=$7,600.00 to be paid at the
Closing,on or before August 15,1971.A photostatic copy of the
A9reerr,ent is attached hereto and In3.de a part hereof and marked
Exhibit A.
7.The following is a list of claims against the said
real estate:

Samuel Ridall,deceased,Edward P.Junker,Jr.,
has been appointed as A.dministrator C.T.A.of the
Estate of Samuel Ridall by the Register of Wills
on March 31,1971.Sa~uel Ridall was husband of the

Richard Gladden,nep~ew of th=decedent.
Dorothy Gladden Patterson,niece of the decedent.
The said parties of interest have been served with
Notice of the sale of the said real estate by certified mail on
July 21,1971.A copy of the s3id Notice is attached hereto and
made a part hereof and marked Exhibit B.
WHEREFORE,your petitior.er prays your Honorable Court
to enter a Decree directing the entry of additional security in
such sum as the Court may decree,~ith the Transamerica Insurance
Company as surety,and authorizing your ?etitioner,upon com-
