3.The decedent died seized of the following described
estate which is the subject of this petition:
ALL that certain lot of ground situate in the Boroug
of Beallsville,Washington Cou~ty,Penns~lvan~~,bou~ded.I
arid describ~d as follows;to-Wlt:Frontlng thlrty-slx .
(36)feet on the National Road or Main Street,and ext~nd-j'
ing back one hundred eighty (180)feet to an alley;belng
bounded on the East by an alley,on the South by an alley
on the West by lot now or late of J.A.Odbert,and on
the North by the National Road or Main Street 0=said
Borough.
BEING the East part of Lot No.91 in the General
Plan of said town of Beallsville,and being the same lot
which was conveyed to Isaac T.Amos by deed of Jennie
Aiken,widow,et al.,dated February 24,1920,and of
record in the Office of the Recorder of Deeds in and for
Washington County,Pennsylvania,in Deed Book Vol.478
page 401.The said Isaac T.Amos being seized thereof,
died intestate on February 18,1942,leaving to survive
him as his only heirs at law,his widow,Emma J.Amos,
and the following named children:Lillian Carroll and
Jessie Maskil,daughters,and Willis W.Amos,a son.
By dee~dat~d July 22,1942,and recorded January 19,
1943,ln sald Recorder's Office,in Deed Book Vol.661
page.606,the said Willis W.Amos et ux.and Jessie '
Maskll,et con.,conveyed all of their right,title and
interest in and to said property to the said Lillian
Carroll;the said Emma J.Amos having died on May 10,
1942,intestate,left as her only heir at law,her
~aughter,the said Lillian Carroll.The said Lillian
~arroll died on October 16,1970,and Letters of Admin-
stration C.T.A.were issued to Barrett G.Greenlee
November 24,1970.
There is erected upon said lot of ground,a two-
atory brick dwelling.
4~Decedent died seized of no other real estate,but
left personalty to the value of Five Hundred Seventy Six and
79/100 ($576.79)Dollars consisting entirely of the net proceeds
from the sale of tangible personal property.
5.Attached hereto and made a part hereof,and desig-
nated as Exhibit "A",are the affidavits of two (2)responsible
persons familiar with real estate values of said area,as to the
fair market value of said premises.
6.Attached hereto and made a part hereof,and designateq
as Exhibit "B",is the assessment certificate of the Board for the
Assessment-and Revision of Taxes-for Wasnington~County,Pennsyl-
vania,showing the present assessed value o.f said premises.
7.The petitioner has entered into an Article of Agreement
to sell said premises to James Carroll,decendent's grandson,
and one of the residuary legatees and devisees of the will of
Lillian Carroll,for a consideration of Three Thousand Five Hundred
and no/100 ($3,500.00)Dollars,a copy of which agreement is
attached hereto and is designated Exhibit "C".
8.The price set forth in the aforesaid agreement is
a fair and full price for the subject real estate and a better
price,in the opinion of your petitioner,than can be obtained
at public sale.
9.At the time your petitioner was awarded Letters of
Administration,he filed a bond in the amount of Four Thousand
and no/100 ($4,000.00)Dollars with the Traveler's Indemnity
Company as surety,dated November 24,1970.

WBEREFORE,your petitioner prays your Honorable Court
to fix such additional bond,if any,as it may require on your
petitioner,as AdministratorrC'.T.A.prior to completing such
sale,in accordance with the provisions of the Fiduciaries Act
of 1949,Section 541,as amended.

WITNESSETH,that for the consideration hereinafter set forth and intending to be legally boUnd the Seller and
Buyer mutually agree as follows:.'

or $and costs,hereby waiving stay of execution,exemption and inquisition,with release of all errors;
(c)affirm this agreement by delivery of deed to Buyer,declare all ,sums due hereunder to be:
forthwith due and payable,and cause judgment to be entered therefor,for which purpose Buyer hereby authorizes
and empowers any attorney of any court of Record to appear for Buyer and confess judgment against Buyer for
