by General warranty deed in fee simple absolute,clear of all mortgages,judgment liens
and tax liens and other encumbrances affecting its marketability (except as hereinafter set forth)all the real property
described in Paragraph 7 hereof.
4.Buyer and Seller shall each pay one half of all state and local realty transfer taxes payable upon this
transaction but real estate taxes,sewer charges,and rents and royalties shall be prorated on a calendar year basis
between Seller and Buyer as of date of delivery of possession of the premises,except as hereinafter set forth:
Buyer agrees to pay for all state and local realty 'transfer taxes.

South 77°30'West,a distance of 216.96 feet to an iron pipe;thence
along the dividing line between property ~erein described and other
property now or formerly of the Estate of Frances Salamone,North 12°
30'West,a distance of 99.84 feet to an iron pipe in the dividing
line between property herein described and other property conveyed to
the grante~s by deed of Frances Salamone dated-the 12th day of
January ,1962 ,recorded in the Recorder's Office of Washington
County,Pennsylvani~in Deed Book 1120,page 447;thence along the
last mentioned dividing line North 1?0 30'East,a distance of 215.49
feet to an iron pin in State Highway'Route '18;thence in State Highway
Ro~te 18'South 13°11'East,a distance of 99.84 feet t6 an iron 'pin,
the place of beginning.

BEING a part of the same parcel of ground conveyed to Frances
Salamo~e and Mike Salamone,her husband,by deed ~f Ross Salamone et ux.
dated July 8,1960,and recorded in the Recorder's Office of Washington'
County,Pennsylvania,in Deed Book ~082,page 305~The said Mike
Salamone died September 21,1960;leaving Frandes Salamone sole owner of
the tenancy by the entireties.The said Frances Salamone died September
18,1970,and Florence Veltre was appointed Administratrix C.T.A.of'the
Estate of·Frances Salamone.on November =17,1970,as is shown by.the
record in the office of tre Register pf Wills,in Will Book Ill,page 90.
8.If Buyer defaults in payment or performance for thirty (30)days,Seller may,at Seller's election,
lise one or more'of the following remedies in ,addition to or instead of any other remedies provided by law:
(a)rescind this agreement and retain all sums paid on account hereof as liquidated damages,in
which case Seller shall retain title to the real estate free and clear of any obligation or duty to Buyer and Buyer
shall surrender this Agreement for~cancellation;,
.(b)eject Buyer from said r.eal estate,for which purpose Buyer hereby authorizes any att~rney
of any Court of Record to appear for Buyer and confess judgment agaipst Buyer in an amica1:?le action .of ejectment,
with immediate writ for possession of the real estate and for damages,to include attorney's commission of 10 %
or $.and costs,hereby waiving stay of execution,exemption and inquisition,with release of all errors;
(c)affirm this agreement by delivery of deed to Buyer,declare all sums due hereunder to be
forthwith due and payable,and cause judgment to be entered therefor,for which purpose Buyer hereby authorizes
and empo~ers ~ny attol~ney of any court of Record to appear for Buyer and confess judgment aga\nst Buyer for
the whole balance due,together with interest,attorney's commission of 10 %or $,and costs,
and hereby agrees to immediate execution thereon,waiving stay of execution, exemption and'inquisition,"lith re-

9.The Buyer agrees not to record this Agreement and recording by the Buyer shall constitute a breach
thereof.

TO KATHLEEN FLYNN REDA,REGISTER OF WILLS:
The petition of Florence Veltre respectfully states
that:
1.Petitioner was named Administratrix C.T.A.of the
Estate,of Frances Salamone by the Register of Wills of Washington
County,Pennsylvania,on November 18,1970.
2~Petetioner feels that the duties of the office
impose an undue burden upon her due to ill health and therefore
does not wish to continue in the capacity of Administratrix C.T.A.
3.Petitioner believes,,and therefore avers,that the
administration of the estate will be adversely affected if she
continues to act as Administratrix C.T.A.
4.Petitioner has given notice of her intention to file
this Petition to the residual beneficiaries under the Will.

5.Petitioner has been advised that Dorothy Frank and
Lucy Armstrong intend to qualify as succeeding Administratrices
D.B.N.C.T.A.A Renunciation has been signed by all heirs in favor
of said Dorothy Frank and Lucy Armstrong.
6.No property of the decedent has come into the
possession of Petitioner.
WHEREFORE,Petitioner respectfully requests that her
resignation as Administration C.T.A.of the Estate of Frances
Salamone,Deceased,be accepted upon qualification of a successor.
