Banks,your petitioner,upon the filing of a bond in the amount of $1,000.00,with Hartford Accident &Indemnity Company as surety. 3.That your petitioner,Quinn R.Banks,was the funeral director for the funeral of said Sarah Anderson,and his bill for said funeral was $570.00,making him at the time the principal creditor of said decedent's estate. 4.That the only asset in the Estate of Sarah Anderson,de- ceased,is a lot of ground situate in the Fifth Ward of the City of Washington,Washington County,Pennsylvania,being more particularly bounded and described as follows: ALL that certain lot of ground situate in the Fifth Ward of the City of.Washington,Washington County,Pennsylvania,being on the South side of Houston Street in said City,and more fully de- scribed as follows: BEGINNING at a stake at the intersection of the line between lots numbers 19 and 20 (Simonton and McAdam Plan)with the South side of Houston Street; thence extending Westwardly a10pg said Houston Street 40 feet to a stake;thence at right angles to said Street,and along the line of lot number 18 a distance of 156.6 feet,more or less,to a stake; thence Southeastwardly along the line of lot number 41 a distance of 40.5 feet to a stake;thence along the line of lot number 20 and at right angles to said Houston Street 163.3 feet,more or less,to the place of beginning. Said lot is number 19 in the Simonton and McAdam Plan of Lots recorded in Washington County,Pennsyl- vania,in Plan Book 2,page 18. BEING the same premises as conveyed by Eva Younger, et al.,to Sarah Anderson by deed dated December 10, 1946,and of record in the Recorder's Office of Wash- ington County,Pennsylvania,in Deed Book 724,page 139. 5.That the property described in paragraph 4 hereof was assessed for tax purposes.by the County Commissioners in 1958 in the sum of $1,500.00,and in 1970 in the sum of $1,055.00. Certificate of the latter assessment is attached hereto,and made a part hereof. 6.That your petitioner was unable to sell the aforesaid real estate at the time of decedent's death,said real estate being in a state of dilapidation. 7.That your petitioner advanced moneys to prevent a Tax Sale of the aforesaid real estate and for repairs to make the house habitable,and has over the years received in rents an amount sufficient to reimburse petitioner for such moneys ad- vanced and for payment of the funeral bill,all without interest. 8.That your petitioner believes the settlement of decedent's, I estate will be facilitated if the aforesaid real estate is now converted into cash. 9.That the present tenant of the aforesaid real estate, Eddie L.Wright and Betty M.Wright,his wife,has made an offer to purchase said premises for the sum of $2,000.00,and pay cash - 2 - therefor. 10.That attached hereto are Affidavits of two responsible persons familiar with the value of real estate in the City of Washington,Pennsylvania,and with the value of the property pro- posed to be sold,setting forth that the price of $2,000.00 is a fair and reasonable price for said real estate. 11.That no Inventory and Appraisement in the'Estate of Sarah Anderson,deceased,has been filed of record,but your.. petitioner will file such Inventory and Appraisement,and include therein the real estate described in paragraph 4 hereof at the appraisement of $2,000.00. 12.That on September 30,1958,in consideration of a release by Quinn R.Banks to Charles Haines,a/k/a Charles Harris, all the known heirs at law of said Sarah Anderson,to-wit, Charles Haines,a/k/a Charles Harris,Hattie Blanding and Julia Mae White Comedy,assigned all their right,title and interest, both legal and equitable,in and to all the estate of Sarah Anderson,deceased,to said Quinn R.Banks.A copy of said Assignment and Release is attached hereto,and made a part hereof. 13.That the County and School Taxes for the year 1970 on the real estate described in paragraph 4 hereof are not paid,and the Department of Public Welfare,Commonwealth of Pennsylvania, has certain claims against the Estate of Sarah Anderson,deceased, the exact amount of which is not presently known. 14.That notice of the intended presentation of this Petition has been given ment of Public Welfare, to Commonwealth of Pennsylvania,Depart-I Claim Settlement Division,Pittsburgh,Pa.l r 15.That upon consummation of the sale of the aforesaid real estate,your petitioner intends to file his First &Final Account as Administrator of the Estate of Sarah Anderson,deceased~ and proceed to audit of same,and the closing of the said Estate.I I - 3 - 16.That at the Audit in said decedent's estate,your peti- tioner intends to present a claim for interest on the aforesaid moneys advanced by him.
