PETITION RATIFYING SALE OF REAL ESTATE
The Petitioner is the First Natinal Bank in Saint Petersburg,
Pinellas County,State of Florida,Guardian of the Estate of S.Eleanor
McBride,Incompetent.
1.S.Eleanor McBride is an adult citizen residing and domi-
ciled at St.Petersburg,in the State of Florida,and the owner of real
estate in Washington County,Pennsylvania,hereinafter described.
2.Your petitioner,The First National Bank,in St.Peters-
burg,Florida,is duly qualified under law to exercise fiduciary duties.
3.After proper proceedings held in the Court of County Judge
of Pinellas County,State of Florida,at number 61,0112 S.Eleanor
McBride was declared incompetent;and your petitioner was appointed
guardian of her estate as appears by exemplified copy attached hereto as
Exhibit Number 1.The incompetent,S.Eleanor McBride,is the owner of a
3/10 undivided interest in a tract of land in South Strabane Township,
Washington County,being more particularly described in Exhibit Number 2
attached,hereto,and is also the owner of Lots 10,apd 11,Edgebrook Estates,
Washington County,Pennsylvania,fully described in Exhibit 3 attached
hereto.
4.Your petitioner filed a petition with th~Court of County
Judges of Pinellas County,Florida,requesting permission;
A.To join ,with the estate of S.Bruce McBride,owner of
3/10 undivided interest with Hazel,Marsden,an adult
owning 3/20 interest,Mary A~iee'Sheely,an~adult owning
3/20 interest,John B.McBrfde 'owning 1/20 interest,
and James S.McBride owning 1/20 interest to sell the
tract of land fully described in Exhibit 2,hereof,to

James Terry Yablonski and Carol Ya~lonski,his wife
for a total consideration of $71,000 with the purchaser
to pay the reality trans~er taxes and,
B.For permission to sell Lots 10 and 11,Edgebrook Estates,
Washington County,Pennsylvania,fully described in
Exhibit 3 to John H.Burroughs and Alice Burroughs,his
wife,for a total consideration of $12,000.
5.After hearing,County Judge Ray E.Ulmer,found that it was
to the best interest of the ward that said property be sold as petitioned,
and by order dated May 15,1970,entered an order authorizing the sale of
the property of the estate of S.Eleanor McBride,incompetent has herein
before set forth and,copy of said order is attached hereto as Exhibit 4.
6.Your petitioner has complied with Section 701 of the In-
competence Estate Act (50 P.S.3701)by filing a copy of his appointment
and the affidavit required.Copy of the affidavit is attached hereto and
marked Exhibit 5.
7.The sale prices for the real estate herein before set forth,
represent fair and ~quitab1e prices for said real estate and are more than
could be obtanined at public sale,and your petitioner avers that the said
sales are to the advantage of the incompetent.
WHEREFORE,your petitioner respectfully request your Honorable
Court to consider,ra~ify,and approve the action of the Court of County
Judges,Pinellas County,Florida,and authorize your petitioner as guardian
of S.Eleanor McBride to execute the deeds as above requested.
