Cross Creek Township in the county aforesaid, lately died intestate
(as is affirmed)., possessed of divers goods and chattels, rights and credits, within the said County,

TO THE HONORABLE, THE PRES !DENT JUDGE OF SAID COURT:
The petition of Margaret S. Hines, respectfully represent~:
1. That George Strichko, Jr., died, intestate, on June
11, 1969, a resident of Cross Creek Township, Washington County,
Pennsylvania, leaving to survive him as his only heirs at law,
the following brothers and sisters:

2. That Letters of Administration were granted on above I
decedent's estate on May 27, 1970, to Margaret S. Hines (petitionll
er herein), by the Register of Wills of Washington County, Penn-
sylvania.
3. That an Inventory and Appraisement in said decedent's , I
estate is filed.herewith, showing the total assets of $2,143.50,
the real estate which is the subject of this petition valued at
I fdate of death at $2,000.00, and was assessed by the County Asses-1
sor at a total value of $ 2,485.00 , Certificate of Assess-
ment being attached hereto and marked Exhibit "A".
4. Included in the inventory, inter alia, is the follow-!
ing described real estate: I
Undivided 1/6 interest in and to All that certain tract j
of land situate in Cross Creek Township, Washington County, Penn-'
sylvania, more particularly bounded and described as follows:
BEGINNING at a stone; thence by lands now or formerly of 1
Arnold Lawton, North 56-5/8 degrees East, 96.1 perches to a stone;
thence by land now or formerly of Heirs of Robert Patterson, Nortij
28-3/4 degrees West, 155.3 perches to a stone; thence North 87-1/~
degrees West, 15.8 perches to a white oak; thence South 88 degrees
West, 79.1 perches to a white oak; thence South 53-1/2 degrees I
West, 13.1 perches to a white walnut; thence by lands of Nathan ,
Patterson, South 56-3/4 degrees East, 6.7 perches to a white oak; I
thence South 26-3/8 degrees West, 85 perches to a stone near a i
white oak; thence by lands formerly of Joseph Brownlee, North I
89-3/4 degrees East 92.9 perches to a post; thence South 22-3/4
degrees East, 109.8 perches to the place of beginning.
CONTAINING 124 Acres and 30 perches.
EXCEPTING AND RESERVING from and out of the above-describ,ld
tract all the coal, which includes the Pittsburgh or River Vein .
of coal, the Rooster Vein of coal, and all coal below the Pitts-I
burgh or River Vein, together with the mining rights, waivers, etd.
as heretofore granted and/or conveyed of record. I
BEING the same property conveyed by Joan D. Braden, per
Alfred G. Braden, Executor, et al. to George Strichko, by deed
dated May 13, 1912, and recorded in the Recorder's Office in and
for Washington County, Pennsylvania, in Deed Book 398, page 97.
TIE said George Strichko died,' testate, on March 28, 1927J
his Will being of record in the Office of the Register of Wills I
in and for said County and State in Will Book 42, page 79. On 1
May 17, 1927, Letters Testamentary were granted on his estate to :
Andy Strichko. The will of George Strichko, provided, inter alia;
that all the real estate of which he died seized, was devised to ·
Elizabeth STrichko, his wife, for life, and at her death, to be 1
divided equally among his four boys and two girls, who were,
1 Andy Strichko, George Strichko, Jr., John Strichko, Stephen Strich-
ko, Anna Strichko and Margaret Strichko. I
The said wife, Elizabeth Strichko died on the 23rd day
of July, 1945.

7. That all the parties in interest, listed above, have I

I has not consented to the sale aforesaid. Consents of all heirs I
consenting to this sale are attached hereto, made a part hereof, i

8. That also attached hereto are Affidavits of Value of
the premises described in Paragraph 4 hereof, made by two dis-
interested persons, and marked Exhibits "C" and "D".
9. That all known debts and expenses of the estate of
said decedent have been paid by your petitioner, Margaret S. HineJ
out of her own personal funds.
10. That the real estate described in Paragraph 4 hereof
is not rented, has not been rented, and is presently used as a
home for Andy Strichko, one of the brothers of decedent.
11. That Margaret S. Hines has purchased from Andy
Strichko, Anna Strichko Caldwell, and John Strichko, their un-
divided 1/6 interests in and to the real estate described herein
for the sum of $2,000.00 net, and they have conveyed to her their
aforesaid interests in various deeds on or about the end of May,
1970.
12. That at this time, Margaret S. Hines owns 4/6 of
the real estate described herein, the remaining 2/6 interest be-
ing presently owned by George Strichko, Jr. Estate, and Steven
Strichko.
13. That this sale will ~e accounted for in the First
and Final Account to be filed in the within estate.

your Honorable Court to award a Citation directed to Steven
Strichko, to show cause why the real estate described herein,
should not be sold to Margaret S. Hines and George H. Hines,

I The said George Strichko died, testate, on March 28, 1927,!
his Will being of record in the Office of the Register of I
Wills in and for said County and State in i··ill Book 42,
page 79. On May 17, 1927, Letters Testamentary were •
granted on his estate to Andy Strichko. The will of j
George Strichko, provided, inter alia, that all the real .
estate of which he died seized, was de~ised to Elizabeth
Strickho, his wife, for life, and at her death, to be
divided equally among his four boys and two girls, who
were, Andy Strichko, George Strichko, Jr., John Strichko,
Stephen Strichko, Anna Strichko and Margaret Strichko.
The said wife, Elizabeth Strichko died on the 23rd day of
July, 1945.
2. That the Register of Wills and Ex-Officio Clerk of
the Orphans' Court Division of the Court of Common Pleas of
Washington County, Pennsylvania, execute and deliver a Special
Warranty Deed for said 1/6 interest to said Margaret S. Hines and
George H. Hines, her husband, delivery ~f said deed to be made
upon payment in cash of the total sum of $2,000.00.

of George Strichko, Jr. deceased, shall account for said funds
in her account in said Estate.
