The Petition of William T.Nickerson,Administrator,
respectfully represents:
1.That William L.Sells,also known as William Leroy
Sells,died a resident of West Alexander,Pennsylvania,on Decembe
20,1969,intestate.
2.That Letters of Administration were granted to
William T.Nickerson,on February 27,1970,upon the filing by
your Petitioner of an Administration Bond in the-sum of Seven

3.The said decedent died seized of interest in the
following parceB of ground (sale of which has been negotiated):
TRACT NO.1:ALL that certain tract or parcel
of land situate in Donegal Township,Washing-
ton County,Pennsylvania,in ttGibson'stt Addi-
tion to the Borough of West Alexander,and
more particularly bounded and described as
follows;to-wit:-Being Lots Numbers nine (9)
and ten (10)in the said Addition,each front-
ing fifty (50)feet on the west side of Poplar
Avenue,and extending back of equal width,and
in a westerly direction,to a ten-foot alley;
bounded on the north by lot number eleven (11);
on the east by Poplar Avenue;on the south by
Lot number eight (8)now owned by J.S.Todd;
and on the west by said ten-foot alley.

TRACT NO.2:ALL that certain lot of ground
situated in Donegal Township,Washington
County,Pennsylvania being lot No.Eleven (11)
in Gibson's Addition to the Borough of West
Alexander,plat of said Addition now of record
in the Office of the Recorder of Washington
County,Pennsylvania,in Plat Book No.3,page
83.Said lot fronts fifty (50)feet on the
west side of Gibson Ave.now known asPop1ar
Avenue and extends back in a westerly direction
and of an equal width,one hundred twenty (120)
feet more or less to a ten-foot alley;bounded
on the north by an alley;on the east by said
Poplar Avenue;on the south by lot No.Ten (10)
on said Plat,now owned by Samuel J.Masters;
on the west by said ten-foot alley.
BEING the same two lots of ground,with the
buildings and appurtenances which were conveyed
to William Sells (a/k/a William L.Sells,a/k/a
William Leroy Sells),dated September 6,1945,
and recorded in the Office of the Recorder of
Deeds of Washington County,Pennsylvania,in
Deed Book Vol.699,Page 659.
4.The property has been appraised for Inheritance Tax
purposes at $1,750.00 and a sale has been negotiated for Three
DollarsThousand($3,000.00)to George E.Gantzer,Jr.,of Elm Grove,
West Virginia.
5.The total assets of the estate,including the sale
price of the real estate,appear to be $6,180.78.
WHEREFORE,your Petitioner respectfully prays that
your Honorable Court determine if additional security is needed
as required under Section 541 of the Fiduciaries Act of 1949,and
