C.T.A.of the above entitled estate respectfully represents:
1.That the said Minnie B.Keener of 1066 Allison

Avenue,.W~shington"Washington county"pennsylvania,died testate
on December 7,1969,anQ Letters of Administration were granted
to John L.Keener II by the Register of wills of Washington
Coun-:.y on January 8,1970.'
2.An Inventory and Appraisement was filed in the
Office of the Register of Wills on December 9,1971.
The total value of the decedent's estate,including real estate,
is $7,593.84.

A bond on the administrator CTA,John L.Keener
II has been taken out with the United states Fidelity Guaranty
Insurance company in the amount of $l,OOO.OO-and has been filed

with the Register of Wills.
4.The said real estate is described as follows:
ALL that certain lot of ground situate in the
Seventh Ward of the city of Washington,Wasrnngton
county,pennsylvania,being a part of Lot No.70
in the Clark place plan,which plan is recorded in
plan Book 2,pages 6 and 7,said lot being bounded
and described as follows:

of Allison Avenue,30 feet in a southeasterly direc-
tion from line of Lot No.69 in said plan:thence by
lot now or formerly of James Bebout,et ux.,by a
line parallel with said line of.Lot No.69,100 feet
to line of lot now or formerly of Ralph Hoey,et ux.,
thence by same 50 feet,more or less,~o line of
Lawrence Avenue,thence,by line of Lawrence Avenue
in a Southwesterly direction,84.76 feet to a point:

Beginning.
UNDER'and SUBJECT to the restrictions,reserva-
tions,etc.,as are contained in the prior deeds in
the chain of title.
BEING the same lot of ground conveyed to T.O.
Keener by deed of George W.Lindsay,et ux.,dated
October 29,1918,and recorded in Deed Book 461,
page 361,and conveyed to T.O.Keener and Minnie B.
Keener,his wife,as 'tenants by the entiretires,by
Deed dated January'12,1942,and recorded in Deed
Book 654,page 441..T.O.Keener died on september
24,1957,and title became vested in Minnie B~
Keener.Minn~e B.Keener died testate on December
7,1969,and john,L.Keener II was appointed
AdministratorC.T.A.by the Register of wills on
January 8,1970.
..'At the present 'time the premises is rented by"Lillia ~
K.;lawn and the current tax assessment -is as follows:Assessed in
the name of Minnie B.~eener for the Seventy Ward of the City of
washington,Lot No.70:Two-story frame house and garage,
assessed at $3,060.00:"Lot No.70,assessed at·$300.00.'Total
assessment:$3,360.00.
5.The said real estate is bei.ng sold in the best
interest,of the estate in order that a cash settlement can be
made with the persons legally entitled thereto.The said real
estate is being sold at a private sale by the Administrator C.T.A
beci3-use the price obtained is the best price that can be obtained
and is more than can be obtained at a public sale.
6.The real estate is being purchased by Stephen "
H.Vorum,et ux.,for the sum of Five Thousand ($5;000.00)
Dollars.A payment of:$500.00 to be made at the signing of the
Agreement and the balance of'$4,500.00 to be paid at the
Closing,on or before December 23 ,1971.A photostatic copy of

the Real Property Agreement is attached hereto and made a part
here of and marked Exhibit A.
7.There are no claims against the said real
estate.
8.The following are the names of the heirs who

Notice of the sale of the said real estate by certified mail

to and made a part hereof and marked Exhibit B.
WHEREFORE,your Petitioner prays your Honorable Court
to enter a decree directing the entry of additional security in
such sum as the Court may decree with the united States Fidelity
Guaranty Insurance company as surety,and authonze your Petitioner
upon compliance with such direction,to receive the proceeds from
the sale of the premises located at 1066 Allison Avenue in the
Sevent~·Ward of the city of Washington,Pennsylvania.

8.If Buyer defaults in payment or performance for 'l'BI1lTY days,Seller may,at Seller's election
use one or mor~of the following remedies in addition to or instead of any other remedies provided by law:
(a)rescir..d this agreement and retain all sums paid on account hereof as liquidated damages,in
which case Seller shall retain title to the real estate free and clear of any obligation or duty to Buyer and Buyer
shall surrender this Agreement for cancellation;
(b)eject Buyer from said,real estate,for which purpose Buyer hereby authorizes any attorney
of any Court of Record to appear for Buyer and confess judgment against Buyer iIi an amicable action of ejectment,
with immediate writ for possession of the real estate and for damages,to include attorney's commission of ~5 %
or $and costs,hereby waiving stay of execution,exemption and inquisition,with 'release of all errors;
(c)affirm this agreement by delivery of·deed to Buy~r,declare all sums due hereunder to be·
forthwith due and payable,and cause jud~ent to be entered therefor,for which purpose Buyer hereby authorizes
and .empowers any attorney of any court of Record to appear for Buyer and confess judgment against Buyer for
the whole balance due',together with interest,attorney's commission'of 15 %or $,and costs,
