The petition of Virginia Sechez,Administrator of the above
captioned Estate,respectfully represents:
1.That Bessie P.Bryden died December 2,1969,residing
in the Borough of Roscoe,Washington County,Pennsylvania,intes-
tate..:'Letters of Administration were granted to your petitioner
on January 6,1970.
2.That the property which your petitioner proposes to
sell is a tract of land situate in the Borough of Roscoe,Washing-
ton County,Pennsylvania,with a two-story frame house situate
thereon,which is more particularly bounded and.described as
l follows:
ALL that certain piece or parcel of land situate in the
Borough of Roscoe,Washington County,Pennsylvania,which is com-
posed of parts of the Rattigan Five Foot Right-of-Way and the Jona
..\Crowthe~s Slxty Foot Rlght-of-Way and being more fully bounded and
describ2d as follows:
3EG~NNING at a point on Arthur Avenue,which was formerly

known as Third Avenue and which point coincides with the intersec-
tion of the Eastern boundary line of the said Five Foot Right-of-
Way and the Southern boundary line of the said Arthur Avenue;
thence along the said Five Foot Right-of-Way in a Southern direc-
tion,which course lies immedi~tely adjacent to the Western wall
said Five Foot Right-of-Way,for a distance of Ninety-Five (95)
thencefeet,more or less,to the Northern line of Hickory Alley;
Ii of a tile and stucco type garage and thence continuing along the~

at a right arigle in a Westerly direction along the said Alley,for
a distance of Five (5)feet,more or less,to the Eastern boundary
line of the said Crowthers Right-of-Way,and which is also the end
of the said Alley;thence continuing at a right angle in a South-
~ly direction across the end of the said Alley and along the said
_Crowthe=s Right-of-Way to the Monongahela River;thence in a
Westerly direction along the said River,for a distance of Twenty-
Seven and one-half (27 1/2)feet,more or less,to a point at the
j line of the lands,now or formerly,of Julia Koeninger;thence
through the lands,now or formerly,of Julia Koeninger,in a North-
erly direction on a line parallel with the said Eastern boundary
line of the Crowthers Right-of-Way to a point,which point lies
directly opposite the said Southern side of Arthur Avenue and
which point is Thirty-Two and one-half (32 1/2)feet,more or less,
from the said point;thence at a right angle and running in an
Easterly direction towards the said Southern boundary line of
Arthur Avenue,for a distance of Twenty-Seven and one-half (27 1/2

EEING part of the same premises as were conveyed the Willi
E.Bryden,Sr.,and Bessie Pearl Bryden,his wife,by deed of Juiia

Koeninger,a widow,dated August 25,1957 and recorded in the
Recorder's Office in and for Washington County on September 10,
1957,in Deed Book Volume 1003,Page 213.
SUBJECT TO the rights granted to the United States of
America by the Deed of Easement made on December 8,1960,by Will-
iam E.Bryden,Sr.,and Bessie Pearl Bryden,his wife,(the herein
decedent);said Deed was recorded in the aforementioned Recorders
Office in Deed Book Volume 1224,Page 332.Said Deed described
an area in said Borough of Roscoe containing 0.01 Acres,more or
less;reference to said Deed will reveal the specific description
of this area,which is also designated as Tract BIlE,Locks &Dam
#4,Monongahela River,LID Project.
~The deceased owned no other real estate at the time of
her death.
~.That as of this date your petitioner has not filed an
Inventory and Appraisement,but she has marshalled the assets 9f
the~state,and the personal estate has no monetary value;the
real estate has been valued at $4,500.00.
At the time of the granting the letters of administra-
tion bord in the amount of $1,000.00 was filed by your petitioner,
with U.S~Fidelity &Guaranty Company as corporate surety.
C.That your petitioner proposes to sell the premises
described hereinabove,to Bart R.Raitano,Sr.,and Angelina E.
Raitano,his wife,for the sum of $4,500.00 and that your petition-
er believes such price is greater than can be obtained at a public
sale.
7.That the affidavits of two responsible persons,fami-
liar with real estate values,giving their opinions of the fair
market value of the property proposed to be sold are attached

hereto and are marked "Exhibit A"and "Exhibit B".
WHEREFORE,your petitioner prays your Honorable Court under
Section 541 of the Fiduciaries Act of 1949,as amended,to make a
final decree requiring the entry of additional security,in such
amount~s the Court may determine,and upon such entry of such
additional security your petitioner to have the a4thority to
receive the proceeds of same of the premises as aforesaid.
