.The Petition of Ruth Walton respectfully represents:
1.That Marshall Allen resided in the Borough of Donora,
Washington County,Pennsylvania,and died intestate on June 28,
1969,at Charleroi-Mohess~n Hospital,North Charleroi,Pennsyl-
vania.
2.Letters of Administration were granted to Ruth Walton,
your petitioner,on November 10,1969,by the Register of Wills
of Washington County,Pennsylvania.
3.Security has been entered by your petitioner with
the Register of Wills in the sum of Three thousand ($3,000.00)
Dollars as represented by a bond of Theodore R.Walton.
4.The decedent died seized of an undivided one-half
interest in a parce~of real estate situate in the Borough of
Donora,Washington County,Pennsylvania,more particularly des-
cribed as follows:

ALL that certain piece or parcel of ground situate in
the Borough of Donora,Washington County,pennsylvania,bounded
and described as follows:
BEGINNING on the East side of Meldon Avenue at the corner

the Recorder's Office of Washington County,Pennsylvania,in
Deed Book Vol.616,page 621,granted and conveyed to Julius
Neal and Marshall Allen.

purposes for $2,270.00,being based on a market value of $2,270.00.
6.Decedent died without leaving a personal estate.
7.Your petitioner has entered into an Agreement of Sale
for the decedent's one-half interest in said real estate with
Mahaley Allen,widow of decedent,for the consideration of One
Thousand ($1,000.00)Dollars.A copy of the Agreement is hereto
attached and marked Exhibit "A".
8.The parties in interest in this transaction are
Mahaley Allen,widow;Ruth Walton,daughter and your petitioner;
and,Cherie Allen,daughter.The said~herie Allen is joined
in this petition.
9.Your petitioner does not have any knowledge of any
outstanding claims against the estate.

WHEREFORE,your petitioner prays your Honorable Court
to waive the filing of any additional security by the Administra-
trix prior to receiving the proceeds of the sale of the premises
aforesaid.

WITNESSETH,that for the consideration hereinafter set forth and intending to be legally bound the Seller and

B.If Buyer defaults in payment or performance for days,Seller may,at Seller's election
use one or more of the following remedies in addition to or instead of any other remedies provided by law:
(a)rescind this agreement and retain all sums paid on account hereof as liquidated damages,in
which case Seller shall retain title to the real estate free and clear of any obligation or duty to Buyer and Buyer
shall surrender this Agreement for cancellation;
(b)eject Buyer from said real estate,for which purpose Buyer hereby authorizes any attorney
of any Court of Record to appear for Buyer and confess judgment against Buyer in an amicable action of ejectment,
with immediate writ for possession of the real estate and for damages,to include attorney's commission of %
or $and costs,hereby waiving stay of execu tion,exemption and inquisition,with release of all errors;
(c)affirm this agreement by delivery of deed ,to Buyer,declare all sums due hereunder to be
forthwith due and payable,and cause judgment to be entered therefor,for which purpose Buyer hereby authorizes
and empowers any attorney of any court of Record to appear for Buyer and confess judgment against Buyer for
the whole balance due,together with interest,attorney's commission of %or $,and costs,
