The petition of Barbara A.Lunger,administratri)
of the Estate of Earl,C.Lunger,Deceased,respectfully
represents:
1.That Earl C.Lunger,late a resident of the
Village of Independence,Independence Township,Washington
County,Pennsylvania,died September 9,1969,intestate.
2.The real estate proposed to be sold is
an undivided one-third (1/3rd)interest in a certain lot of
ground situate in the Borough of Athens,Bradford County,
Pennsylvania,and being Lot No.11 and the west part of Lot No.
21 of Satterlee Plot in the Second Ward of the Borough of Athens,
upon which is erected a two story frame dwelling house known
as 119 Maple Street,Athens,Pennsylvania.This is the only
real estate of which the decedent died seized.
3.There is attached hereto and marked Exhibit
"A"a letter of Robert L.Bennett,Esquire,a member of the
Bradford County Bar and of the firm of Bennett,Davis &Murphy,
of Towanda,Pennsylvania,who was employed in behalf of your
petitioner to provide a description and determination of quanitity'
of title and who therein calculates a value of whole title of
$7,330.00 thereby sustaining the value of $2,443.30 for the
undivided one-third interest.
4.The personal estate of the decedent
consists of bank accounts and cash in the amount ~f $9,619.23.
5.The bond filed on grant of letters with
approved corporate surety is in the amount of $18,000.00.
6.The proposed private sale of said real
estate is in the sum of $2443.30'to Julia Harriet Lunger.
Julia Harriet Lunger owns the remaining undivided two-thirds
{2/3rds)interest in title and is a sister of the decedent.
WHEREFORE your petiti?ner prays the amount of

Dear Mr.McCreight:
•I have had a chance to look at the records today and I find
that the mother of Earl Carmer Lunger became deceased the 18th
day of December,1949.Under her Last Will and Testament,as
same appears in Register's Docket Book 49 at page 279,Earl C.
Lunger was appointed executor of her estate,and aside from a be-
quest of household furniture and two $1 00.00 bequests I quote the
pertinent provisions:-
"ITEM:I give,devise and bequeath unto my beloved children,
Earl Carmer Lunger,Julia Harriet Lunger and Agnes Lunger Brown,
share and share alike,all of my real estate situate in the Borough of
Athens,Bradford County,Pennsylvania,after the above items have been
settled."
Inventory filed March 27,1950 in Book 37 at page 122 shows
personalty $188.85 and real estate $2,000.00.
I checked the assessment records and find a property assessed
to Louisa G.Lunger estate,being the premises located at 119 Maple
Street,Athens,Pennsylvania,being located in Second Ward of Athens
as appears on Map page 11,parcel 21,and listed as an improved lot,
with the assessment of $2,200.00.Our assessments are predicated
on 30%of the value,which would indicate a real value of $7,330.00 for
this real estate parcel.

I found in the records where Louis T.Marvin et ux conveyed
to Eda O.Lunljer and Louisa G.Lunger a property on the east side
of Maple Stre&:,Athens,Pennsylvania,being Lot 11 and the west part
of Lot 21 of Satterlee Plot.All this appears in deed dated March 12,
1919,recorded April'28,1919 in Deed Book 335 at page 331.I could
not ascertain from the deed,but apparently Eda O.Lunger was the
husband of Louisa G.Lunger,and Louisa G.Lunger devised as survivor
of the entiretfes estate.I found no conveyance out from Mr.Lunger,
that is Earl C.Lunger,and the records indicate that he died seised of
an undivided one-third interest in the aforesaid property.
If you wish further information or checking,please advise me.
Inasmuch as I am flying to Los Angeles Sunday,I would suggest that you
direct any inquiry in this office to Mrs.Ida Fries,our abstractor.
