Washington County at the above Number and Term an agreement of private sale by the heirs of Andrew Retucci to William J.Bane, the surviving partner,conveying the above-mentioned real estate, inter alia,for the total sum of $8,862.50 was approved. 5.However,by deed dated June 16,1969,of record in the Recorder's Office of Washington County,Pennsylvania,in Deed Book 1302 at page 341,your petitioner,in her capacity as admin- istratrix of the Estate of Andrew Retucci,deceased,conveyed the above mentioned real estate to the said William J.Bane "pursuant to the authority contained in Section 541 of the Fiduciaries Act of 1949,as amended",said deed further reciting that "as adminis- tratrix of the estate of Andrew Retucci,deceased,Josephine Elizabeth Retucci hereby conveys~he one-half interest of Andrew Retucci in the above described to William J.Bane." 6.Because of the recitals contained in the deed of June 16,1969,as well as the fact that the deed of Dorothy Ketchen,hereinabove referred to,conveyed title to William J.
