SECTION 543 OF THE FIDUCIARIES ACT OF 1949,AS AMENDED
To The Honorable,The Judges of Said Court:
The petition of FOSTELLA PALMER respectfully represents:
1.That Darthula Sneed,died,testate on October 14,1968 at the Charleroi-
Monessen Hospital,North Charleroi,Washington County,Pennsylvania,
having her last residence at 1332 Meldon Avenue,Donora,Washington
County,Pennsylvania.
,2.That your petitioner,Fostella Palmer,was duly appointed Executrix of
the estate of Darthula Sneed by the Register of Wills of Washington County
on February 19,1969....

4.That at the time of the death of Darthula Sneed she was the owner of
Lot No.69,Block No.67 of Union Improvement Company's General Plan of
Borough of Donora,Washington County,Pennsylvania upon which is erected
a 2-Story frame dwelling,bounded and described as follows:
BEING Lot No.69 in 'Block No.67,lying between
Lustig Alley and Cardon Alley,fronting on Meldon Avenue,
Twenty-two (22)feet and running back One Hundred (100)
feet to Todd Alley.Said lot being in and more particularly
shown by the Union Improvement Company·s Plan of Lots as
laid out in the Township of Carroll,County of Washington,
State of Pennsylvania,designated as the Second Addition of
the Town of Donora,which Plan of Lots is recorded in the
Office for recording deeds in and for Washington County,Pa.
Excepting and reserving all the natural gas and oil
underlying the said land but no wells shall be drilled on the
same for either.
6.That there were no previous sales of real estate.
7.That attached hereto as "Exhibit A"is the Certificate of the Assessed
Valuation of the real estate proposed to be sold,together with a copy of the
inventory in said estate.
8.That your petitioner,as Executrix of the Estate of Darthula Sneed,has
entered into an agreement of sale of the real estate here involved with
James A.Sinclair of Rochester,New York.Said agreement,dated

July -ZS ,1969 and recites a purchase price of Twelve Hundred and No/100
($1,200.00)and acknowledges a down payment of One Hundred and No/100
Dollars ($100.00),upon the signing of same.Copy of said agreement is
attached hereto and marked "Exhitit B".That your petitioner feels that
the price recited is a greater price than can be obtained at public sale.
9.That your petitioner has caused to be attached hereto and marked as
"Exhibit C"the Affidavits of two competent and disinterested persons stating,
that,in their opinion,the price to be paid at the proposed private sale is
greater than can be obtained at public sale.
10.That at the present time the only known creditor of the estate is the
Law Funeral Home for funeral services rendered decedent in the amount of
$1,030.00 of which the sum of $67.06 has been paid leaving a balance due of
$962.94.
WHEREFORE,your petitioner requests your Honorable Court,
pursuant to Section 543 of the Fiduciaries Act-of 1949,as amended,to
grant leave to sell the real estate at private sale as herein described.

(hereinafter called "Seller")and
JAMES A.WILSON,of Rochester,New York (hereinafter called "Buyer"),
WITNESSETH,that for the consideration hereinafter set forth and intending to be legally bound the Seller and
Buyer mutually agree as follows:

by special warranty deed in fee simple absolute,clear of all mortgages,judgment lieftl
and tax liens and other encumbrances affecting its marketability (except as hereinafter set forth)all the real property
described in Paragraph 8 hereof.
2.Buyer agrees to purchase said real property and to pay Seller therefor the sum of one Thousand
Two Hundred and No/lOO --------,($'1,200.00 )Dollars as follows:One Hundred and No/tOO
($100.00)upon signing of this Agreement and the balance upon approval and confirma-
tion of sale by Orphans Court of Washington County,Pennsylvania.

shall surrender this Agreement for cancellation;

DECREE APPROMING PRIVATE SALE OF REAL ESTATE
AND NOW,this ----4--day of October,1969,it appearing
to the Court that in the course of administration of the estate of above
named decedent,a petition was presented at the above captioned number for
approval of the pr'oposed private sale of real estate of said decedent,
described as Lot numbered 69,in Block numbered 67 in the Union Improve-
ment Company's Plan of the Borough of Donora',Washington County,
Pennsylvania,and more fully described in the attached petition,to James A.
Wilson for the sum of $1,200.00;it further appearing,upon the date and at
the time fixed for the Court's final consideration of said petition,that,in
conformity with the Court rules,upon filing of the required proofs of publica
tion together with affidavits of notice to interested parties,there being no
one present in open Court interested in same,the sale is hereby confirmed.
The executrix of the estate of Darthula Sneed is authorized,
upon receipt of the balance of the purchase price,to execute and deliver to
the said James A.Wilson,his heirs and assigns,a deed in fee simple for
the following described real estate:
ALL that certain tract or parcel of land situate in the Bonough
of Donora.Washington County.Pennsylvania.bounded and described as
