The petition of MAYE ZUVER and ALICE ZUVER,respectfully
represents:
1.That Edythe V.Miller a/k/a Edith V.Miller died
January 25,1969,intestate,a resident of Amwell Township,
Washington County,Pennsylvania.
2.That Letters of Administration were granted to your
petitioners on January 31,1969,by the Register of Wills of
Washington County,Pennsylvania.
3.That an Inventory was filed on June 8,1971,
showing the total value of decedent's property as $50,351.81,
the v.alue of the rea~estate being sold being included in the sum
of $35,000.00.
4.That security in the amount of $20,000.00 has been:
entered by your petitioners with the Register of Wills with
Travelers Indemnity Company as surety on the Bond.
5.That decedent died seised of one parcel of real
estate being a tract of 151 Acres and 42 perches in Amwell Township,
Washington County,Pennsylvania,bounded and described as follows:
BEGINNING at a stone near a white oak,on line of
Aaron Bane;thence by said Bane,South 00 0 40'East
119.20 perches to a stone;thence across the public road,
South 68 1/2 0 West 11.25 perches to a stone;thence North
7 1/2°West 16.90 perches to a hickory stump;
thence across the run,South 83°·West 19.55 perches
to a stone;thence South 1 1/4°West 16.25 perches
to a stone;thence by land of John R~sel,North
78°33 f West 140.80 perches to a stone;thence by
land of Charles Vankirk,passing a white oak,North
28°40'West 50.20 perches to a stone;thence by
William Workman,North 17 3/4°East 78.28 perches
to a stone;thence by land of Henry L.·Redd,
North 71°10'East 78.50 perches to a stone;thence
by same,South 31°East 34.60 perches to a stone;

CONTAINING 151 Acres and 42 perches,strict
measure.
EXCEPTING AND RESERVING all the coal of the
Pittsburgh or River vein within and.underlying said,
tract of land,together with the mining rights as
same were sold to Isaac W.Semans dated September
16,1905 and recorded in Deed Book 327 page 129.
EXCEPTING AND RESERVING all oil and gas in and
underlying the above described premises as heretofole
EXCEPTED AND RESERVED in deed of Marcus McKahan
et ux.referred to hereinafter together with all
income derived therefrom including the income from
leasing of sa~d premises for oil and gas with
the right to drill and explore for same,the
Grantees to receive any free gas'which may be
provided for in any lease under which gas productioI
was found,subject to the terms and conditions of
such lease.
BEING the same as conveyed to Josey E.Miller anc
Edith V.Miller,his wife;by deed of Marcus
McKahan et ux.dated September 22,1947 and recordec
in the Recorder's Office for said County in Deed
Book 733 page 296.The said Josey E.Miller died
November 7,1968,whereupon the entire title vested
in Edith V.Miller as survivor of the tenancy by
the entireties.The said Edith V.Miller died
January 25,1969,intestate,and Letters of
Administration upon her estate were granted to
Alice Zuver and Maye Zuver by the Register of
Wills of Wash~ngton County,Pennsylvania,on
January 31,1969.
SUBJECT to existing easements and rights of way.
6.That your petitioners have entered into an
Agreement for sale of the aforesaid premises to George E.Kozak
and Jane P.Kozak,his wife,for the sum of $35,000.00 free and
clear of encumbrance,of which the sum of $500.00 has been paid
and the balance is to be paid at settlement on or before July 1,
1971.
7.That attached hereto and made a part hereof are
affidavits of two responsible persons familiar with real estate

giving the fair market value of the property proposed to be sold.
WHEREFORE,petitioners pray Your Honorable Court
under Section 541 of the Fiduciaries Act of 1949 to fix the
amount of additional security that the petitioners shall post in
order to receive the proceeds e sale of said premises.
