4.At settlement Seller shall pay for or be charged with the cost of all federal documentary taxes and
state and local realty transfer taxes payable upon this transaction,but real estate taxes for year of settlement,sewer
charges an:!rents and royalties shall be prorated on a calendar year basis between Seller and Buyer as of date of
delivery of possession of the premises;except as hereinafter set forth:
Buyer shall pay for all transfer taxes on deed.

BEING the same as conveyed to John A.Turk and Mary L.Turk,his
wife,by deed of Mary J.Blayney,widow,dated August 2,1943 and recorded
in the Recorder's Office for Washington Co~ty,Pennsylvani3 ,in Deed Book
671 page 221.The said John A.Turk died c7c:1n~,r-/11 r~thereby vesting
the entire title to said property in Mary L.Turk as survivor of the
tenancy by the entireties.The said Mary L.Turk died October 18,1968,and
Letters of Administration upon her estate were granted by the Register of

IT IS UNDERSTOOD that the Seller shall petition the Orphans'Court
