The value of premises 329 Ridge Avenue as confir.med in the March 18 letter of Mr.Chaney is appropriately set at $11,800.00. CONCLUSION:Appraiser appraised the wrong property. There is an error in the appraisement respecting the real.estate and I believe that this error can best be explained as follows. Just prior to Mrs.Wingett's death in October of 1967, J.Albert Johnson,who,at that time,was acting as her Attorney- in-Fact,sold her property located at 225 Second Street in the Seventh Ward,City of Washington,Pennsylvania.This property was sold for the consideration of $18,500.00 and after deductions for costs,commissions etc.,Mr.Johnson deposited the balance in his Attorney-in-Fact account.At the death of Mrs.Wingett,Mr. Johnson turned over the balance in his account to the estate and there is listed on the RCC-33 Form filed in this estate under Personal Property an item entitled "Proceeds from sale of Second Street house received from J.Albert Johnson,Atty-in-Fact, $15,861.65."This sum was turned over to the estate and was accounted for under Personal Property and is part of the total which is reflected on your appraisement of $57,889.79. Ther,e is,however,a parcel.of real estate known as 329 Ridge Avenue which is located in the Sixth Ward of the City of Washington and which was conveyed to Mrs.Wingett by deed of William C.Burry in Deed Book Volume 1087,Page 89.This property was • William R.Chaney,Chief Appraiser -2-February 27,1968 listed on the RCC-33 Form under Real Estate at an estimated market value of $11,000.00.This is to advise you that the property there listed has now become the subject of an Article of Agreement for sale at the price of $11,800.00. We would respectfully suggest that the real estate appraise- ment ~.changed from $18,500.00 to $11,800.00 to correct this error which we feel that we are in part responsible for because of our somewhat inadequate description.We would be pleased if you would notify the Harrisburg office and advise us when this change has been made.
