PETITION FOR APPOINTMENT OF A GUARDIAN FOR A MINOR
TO THE HONORABLE P.V.MARINO,PRESIDENT JUDGE OF SAID COURT:
The Petition of GARY WILLARD LEIGHTON respectfully represents:

Gary Willard Leighton,herein called Petitioner,is eighteen (18)
years of age,a minor,and resides with his parent,Gerald W.Leighton,and
his stepmother,Doreen A.Leighton,at 425 East Wheeling Street,Washington,
Washington County,Pennsylvania.

On April 25,1966,the parents of Petitioner,Mary M.Leighton
and Gerald W.Leighton,her husband,conveyed certain real property located
at 425 East'Wheeling,Street,WashingtC?n,Washington County,Pe~sylvania,to.
Gerald W.Leigh1;iOn.,.fathe;"and Gary Willard Leighton,the P~titioner,as
joint tenants with the right of survivorship.Subsequent~the parents of
Petitioner were divorced in June 1966'.'

The conveyance of said real property was a transaction between
parents and son with no monetary consideration passing between the grantees
and the grantors other than love and affection,the transaction being an
expediency as a result of the domestic difficulties between the ?etitioner's
parents.

Your Petitioner has resided with.his father,Gerald W.Leighton,

and subsequently his stepmother,Doreen A.Leighton,at 425 East Wheeling
street,Washington,Washington County,Pennsylvania,since this transaction
and has continued to do so;said father providing your Petitioner with all
the necessities of life.

At the time of said transaction between parents and Petitioner,
there was a mortgage on the home approximately in the amount of Sixteen
Thousand Seven Hundred Seventy-Three and 77/100 ($16,773.77)Dollars,with
the amount of Twelve Thousand Nine Hundred Fifty and 24/100 ($12,950.2~)
Dollars still due and owing.said equity having been paid entirely by the
father,Gerald W.Leighton.

said real property located at 425 East Wheeling Street,Washington,
Washington County,Pennsylvania,and more particularly described in Deed
Book 1235,page 126,recorded in the Recorder I s Office of Washington County,
Pennsylvania,is under an agreement for sale with Stephen A.Crouse and
Millie A.Crouse,his Wife,for the sum of Twenty-Three Thousand ($23,000.00)
Dollars.The proceeds of the same will be used to payoff the balance of the
mortgage with the remainder to be placed as a partial payment on a larger
home located in Washington,Washington County,Pennsylvania.The Petitioner
will continue to reside with his father,Gerald W.Leighton,and stepmother,
Doreen A.Leighton,at the new home to be purchased.

It is necessary that a guardian be appointed for the person of
the Petitioner because the said Gary Willard Leighton has a vested interest
in said real property which is under an agreement for sale.The Petitioner

shall receive a portion of the proceeds of said sale which will be in the
amount of One Thousand Five Hundred ($1,500.00)Dollars.No guardian has
been appointed for your Petitioner.

The proposed guardian resides at 425 East Wheeling Street,
Washington,Washington County,Pennsylvania,is the natural father of said
Petitioner,and is forty-three (43)years of age.

The Petitioner is entitled to receive One Thousand Five Hundred
($1,500.00)Dollars as his share of the amount of the proceeds obtained as
a result of the sale of the property.

That your Petitioner requests your Honorable Court to approve the
sale of his interest in said real property and authorize and empower his
guardian to make and execute a deed transferring the said Petitioner's
interest.
WHEREFORE,your Petitioner requests the Court pursuant to Section
1011 of the Fiduciaries Act ,of April 18,1949,P.L.512,20 P.S.Section
320,1011,to appoint,'Gera1~W.Leighton as .~rdian for the person of Gary
