OF SECTION 541 OF THE FIDUCIARIES ACT OF 1949
TO THE HONORABLE P. V. MARINO, PRES IDE NT JUDGE OF SAID COURT:
The Petition of CELESTE W. BUCHANAN respectfully represents:
1. Your petitioner is a resident of the City of Pittsburgh, Allegheny
County, Pennsylvania, P. 0. Address, 8233 Thompson Run Road, Pittsburgh, Pennsyl-
vania, 15237.
2. Mary E. Wolfe died January 18th, 1968 and Letters of Administration
on her estate were granted to your petitioner, Celeste W. Buchanan, by the Register
of Washington County on January 23rd, 1968.
3. The only persons interested in the estate of the decedent as heirs
at law are RUTH W: .• STRAUSS, a sister, and your petitioner, CELESTE w. BUCHANAN.
4. The real estate proposed to be sold is described as follows:
ALL those two certain lots of ground situate in South
Strabane Township, Washington County, Penna.,known and designated as Lots
Nos. l.and 2 in the Anola v. Markley Plan of Lots, which plan is of record
in the Recorder's Office for Washington County, Penna., in Plan Book 7, page
33, said lots together being bounded and described as follows:
BEGINNING at a point in the public road leading from Wash-
ington to Arden, known as North Main Street Extension, being also a corner
to Donnan Avenue; thence by said North Main Street Extension South 71° East
95 feet to a point in the dividing line between Lots Nos. 2 and 3 in said
plan; thence by said Lot No. 3, South 27° 30' West 150 feet to a point; thence
by Lot No. 6 in said plan, North, 71° 00' West 95 feet to the line of Donnan
Avenue; thence by Donnan Avenue, North 27° 30' East 150 feet to the place of
beginning.
UNDER and SUBJECT to the exceptions, reservations and con-
ditions contained in or referred to in prior deeds in the chain of title.
SUBJECT to a 30 foot building line, as set forth on the re-
corded plan of lots, and to the State Highway known as North Main Street Ex-
tension.

5. This is the only real estate owned by the decedent, and has erected
thereon a dwelling house known as 1401 North Main Street, Washington, Pennsylvania.
6. The real estate is subject to a mortgage given to the Mellon National
Bank and Trust Company, of record in Mortgage Book 522, page 402, on which there is
a balance due of $3,797.25, with interest from January 1, 1968.
7. The personal estate 'of the decedent consists ·of a small checking ac-
count in the Mellon National Bank and Trust Company, Claysville Office, and house-
hold effects, all listed in the Inventory at a total value of $611.00.
8. Your petitioner has filed Bond with corporate surety in the amount of
$2,000.00.
9. Your petitioner proposes to sell the real estate to MELVIN L. SMITH,
of South Strabane Township, Washington County, Pennsylvania, for the price or sum
of $14,000.00, with the Seller to pay for all State and Local Transfer Taxes; sewer
charges and real estate taxes for the year 1968 to be pro-rated as of the date of
delivery of possession.
10. The real estate has not been rented.
11. An official certificate of the assessed value is attached hereto,
marked EXHIBIT "A".
12. Affidavits as to value are attached hereto, marked EXHIBIT "B".
13. Attached hereto is a copy of the Agreement to purchase, signed by
the Administratrix and by Melvin L. Smith, which Agreement is made subject to the
approval of the Orphans' Court of Washington County, Pennsylvania.
WHEREFORE, your petitioner prays your Honorable Court to fix the amount of
Bond to be filed prior to the execution and delivery of the Deed for the real estate
proposed to be sold.

Made the 15th day of February 19 68
Between CELESTE W. BUCHANAN, Administratrix of the Estate of MARY E. WOLFE, Deceased,
late of South Strabane Township, Washington County, Penna., (hereinafter called "Seller") and
MELVIN L. SMITH, of South Strabane Twp., Washington County, Pa. (hereinafter called "Buyer"),
WITNESSETH, that for the consideration hereinafter set forth and intending to be legally bound the Seller and
Buyer mutually agree as follows:
1. Seller agrees to sell and convey to buyer on or before March 15th, 1968
by S P E C I A L warranty deed in fee simple absolute, clear of all mortgages, judgment liens
and tax liens and other encumberances affecting its marketability (except as hereinafter set forth) all the real property
described in Paragraph 7 hereof.
2. Buyer agrees to purchase said real property and to pay Seller therefor the sum of FOURTEEN
THOUSAND & N0/100 -----------------($14,000.00 ) Dollars as follows:
ONE ($1.00) DOLLAR on the signing of this Agreement, receipt where.of.
is hereby acknowledged, and the balance on delivery of the Deed,
3. Possession shall be given on delivery of the Deed ~ and settlement shall be made
~
at the First Federal Savings and Loan Association of Washington, Pennsylvania.
4. At settlement Seller shall pay for or be charged with the cost of all federal documentary taxes and
state and local realty transfer taxes payable upon this transaction, but real estate taxes for year of settlement, sewer
charges and rents and royalties shall be prorated on a calendar year basis between Seller and Buyer as of date of
delivery of possession of the premises; except as hereinafter set forth:
5. From and after the date of this agreement, insurance shall be provided~~ by
the-Seller in the amount carried by the deceased at the time of death.
6. Time is of the essence of this Agreement.
7. The real property which is the subject of this Agreement is described as follows:

B. McDowell, et ux., dated October 3, 1957, and of record in said Recorder's Office in
Deed Book 1005, page 244; and the said Mary Emma Wolfe died January 18, 1968 and Letters
of Administration on the Estate of Mary E. Wolfe, who was bne and the same party as Mary
Emma Wolfe, were granted by the Register of Wills on January 23, 1968 to Celeste w.
Buchanan.
UNDER and SUBJECT to the exceptions, reservations and conditions contained in
or referred to in prior deeds in the chain of title.
SUBJECT to a 30 foot building line, as set forth on the recorded plan of lots,
and to the State Highway known as North Main Street Extension.
(a) This Agreement is made and entered into by the Administratrix of the Estate
of Mary E. Wolfe subject to the approval of the Orphans' Court of Washington County,
Pennsylvania.

assigns of the parties. Whenever used herein, the singular number shall include the pluraJ, the plural .the singular
and the use of any gender shall include all genders. · ·
NOTICE-THIS DOCUMENT MAY NOT SELL, CONVEY, TRANSFER, INCLUDE OR INSURE THE TITLE TO THE COAL
AND RIGHT OF SUPPORT UNDERNEATH THE SURFACE LAND DESCRIBED OR REFERRED TO HEREIN, AND THE
OWNER OR OWNERS OF SUCH COAL MAY HAVE THE COMPLETE LEGAL RIGHT TO REMOVE ALL OF SUCH COAL
AND, IN THAT CONNECTION, DAMAGE MAY RESULT TO THE SURFACE OF THE LAND AND ANY HOUSE, BillLD-
ING OR OTHER STRUCTURE ON OR IN SUCH LAND. THE INCLUSION OF THIS NOTICE DOES NOT ENLARGE, RE-
