the a.ttorney for the Petitioner,leave is granted to Carl Pazzabo
Guardian of the Estate of Roseanne Zanardelli,to Join 1n the
execution of a deed to sell the interest the minor has in real
estate located in the Borough of California,Washington County,
Pennsylvania,as is more fully described in the within Petition,
provided however that the full interest of the minor (one tenth
of the total)will be paid to the Gua.rdian in cash at the closing
of the real estate transaction.

PETITION FOR PERMISSION BY A GUARDIAN
OF THE ESTATE OF A MINOR TO JOIN WITH
OTHER HEIRS IN THE EXECUTION OF A DEED
CONVEYING REALTY
of 1968 O.C.
TO THE HONORABLE THE PRESIDENT JUDGE OF THE SAID COURT:
The Petition of Carl Pazzabon respectfully represents:
1.That he is the stepfather,and the Guardian of the
Estate of Roseanne Zanardelli,a minor,by virtue of the Last Wil
and Testament of Virginia Bruno,deceased.The said Virginia
Bruno,guardian of the minor,devised one half of her interest 1n
the instant realty,to the said minor.
2.The minor,Roseanne Zanardelli is fifteen years of
age,having been born on April 22,1952.Her mother,Joann
Pazzabon,also has a one tenth interest in the realty and approve
this Sale as is evidenced by the attached consent,and her
execution of the said Deed.
3.The interest of the said minor in the realty to be
sold was acquired by devise from her grandmother,Virginia Bruno,
deceased.Her interest is as a tenant in common with the following
persons in the following shares:
a..Pauline Shuma One fifth share
b.Josephine Imburgia One fifth share
c.Katherine Martin One fift.h share
d.JoAnn Pazzabon One tenth share
e.Roseanne Zanardelli one tenth share
f.Laura Effron One tenth share
g.Giacomo Ferrere One twentieth share
h.March Jan Ferrere One twentieth share
4.The real estate to be sold consists of the
following:
PARCEL I:
ALL that certain lot of ground situate in the
Borough of California,Washington County,Pennsylvania,
on the corner 'of -Third and Wood Streets in the said
borough;said lot fronting fifty (50)feet on Third
Street and extends back along the line of Wood Street
of even width a distance of one hundred fifty (150)
feet.Being Lot No.150 in the original plan of the
Borough of California as per Plan Book No.1,Page 182.
Upon which is erected a three story brick building.
PARCEL II:
ALL that property situate in the Borough of Californ"a,
Washington County,Pennsylvania.,being a part of Lot No.
106 in the General Plan of the said Borough,situa~e at
the corner of Third and Wood Streets,fronting on Third
Street fifty (50)feet,and fronting on Wood Street eight -
five (85)feet,more or less.Upon said lot is erected
a contiguous grouping of frame buildings.
5.Your Petitioner does not know of any liens or
charges against said real estate.
6.All of the heirs who have an interest in said real
estate have expressed their desire to sell said real estate for
the sum of $85,000.00.In addition,said heirs have executed an
agreement of sale for said real estate and have requested your
Petitioner to join in the conveyance.A~tached hereto,and marke
Exhibit "B",is a copy of the Agreement of Sale.
7.The selling price for the realty .is $85,000.00 and
the interest of the minor will be $8,500.00,less her pro :rata sha e
of the expenses of sale.
WHEREFORE,your Petitioner requests the Court,pursuant
to Section 1063 of the Fidiciaries Act of April 18,1949,P.L.
512,20 P.S.320.1063,to grant it leave as Guardian of the
Estate of Roseanne Zanardelli,a minor,to sell at private sale,
and to join with the other heirs in the execution of a Deed of
conveyance to John Sapia and Doris Sapia,his wife,as is more
fully set forth in this Petition provided that at the time of the
closing of the transaction,the full one-tenth share of the minor
shall be paid to your Petitioner in cash,less the minor's
proportionate share of the transfer costs involved,

$85,000.00 and that the sum of $85,000.00 is as good a price as
could be obtained for said real estate at a private or public
