ITEM III.Should my daughter,Lois H.Terrill,not survive me or die prior to the distribution of my estate,survived by children who have not attained the age of twenty-one (21)years, I give,devise and bequeath the share of my estate to which my daughter,Lois H.Terrill,would be entitled to Winifred H.Leaver, IN TRUST,for the use and benefit of the children of Lois H.Terrill not having attained the age of twenty-one (21)years.In the event, however,of the incapacity of the said Winifred H.Leaver or her refusal to act as such Trustee or should the said Winifred H.Leaver resign as such Trustee,then I appoint Hazen J.Leaver as Trustee. I request that no bond be required of the said Winifred H.Leaver or Hazen J.Leaver,as my Trustee. ITEM IV.My said Trustee shall have the power and authority to sell or lease any and all of said Trust property, including real estate and invest and reinvest the proceeds of the same as and if she or he sees fit,without an order of Court,at such times and in such amounts as she or he,in her or his sole discretion deems reasonable,necessary and proper. The purchasers or lessees of said personal property and/or real estate,shall not be compelled to look to the application of the proceeds from the leasing and/or sale of said personal or real property.
