I,LAURENA M.R4RDY,Widow,of the City of Cannonsburg,
1 County of washington and Commonwealth of Pennsylvania,being of
II.sound and disposing mind and memory,DO HEREBY MAIill,PUBLISH AND
DFCLARE THIS MY LAST WILL ANJ TESTA1lliNT,hereby revoking any and
all wills and codicils by me at any time heretofore made.
FIRST:I direct that all my just debts and funeral
expenses shall be fully paid as soon as conveniently may be after
my decease.
SECOND:I give,devise and bequeath all of my estate
real,personal and mixed,of Whatever nature and wheresoever situ-
!ate,to my daughter,VELMA HARDY McDOWELL,Cannonsburg,Pennsyl-

vania,and to my son,RALPH A.HARDY,Jefferson Township,Pennsyl-
vania,equally,share and share alike,or to the survivor of them,
to have and to hold the same to their absolute use forever.
THIRD:In the event that either my said daughter or
my said son shall desire to own my dwelling house,I hereby direct
that my said daughter shall have the first choice to purchase said
dwelling house at such price as shall be mutually agreed upon by
my said daughter and my said son,but in the event that they shall
not agree upon a price for said dwelling house,then the price
thereof shall be fixed and determined by arbitration as follows:
Each of my said children shall select one reputable real estate
broker,both of whom in turn shall select a third real estate
broker;said brokers shall appraise the then existing value of sai'
dwelling house according to the reasonable market~v,~ue thereof,

and such value as shall be fixed by at least twoiof the three said

brokers shall be the price at which my said daughter or my said so
shall purchase the dwelling house.
FOURTH:I confer upon my executor Bnd upon my execu-
trix,hereinafter named,or their successor or successors,subject
to the directions contained in Paragraph Third hereof,power at
any time to sell any real estate which may at any time form part
of my estate,for such prices,upon such terms,in such way and
manner and for such interests and e~tates as may be deemed wise,a d
to make good deeds therefor to the purchasers thereof,without any
ob1i3ation on the latter to see to or be responsible for the ap-
plication of the purchase money.
FIFTH:r hereby name,constitute and appoint my son,
RALPH A.HARDY,to be executor,and my daughter,VEL~~HARDY
MCDOVillLL,to be executrix of this my Last Will and Testament.
