FIRST:I direct that my Executor shall,as soon as con- L veniently may be done,pay all my just debts and funeral expenses, and erect a suitable monument for the burial place of myself and my wife. SECOND:All of my estate,real,personal and mixed,I give, devise and bequeath unto First National Bank of Monongahela City, Pennsylvania,its successors,in Trust,for the following uses and purposes: (a)To invest the principal and such income as may be unexpended,and to re-invest the same from time to time in such securities as are authorized by law as investments by fiduciaries for trust estates. (b)To pay the entire net income from said trust to my wife,Hester Helfer,for and during the term of her natural life;providing however,that my said wife shall have the right and privilege of using,as her exclusive and personal place of residence,my real estate situate at 507 Jackson Street,in the City of Monongahela,Pennsylvania,as long as she desires to use the same as her residence and on condition that she shall keep up all necessary repairs,pay all taxes and keep said real estate adequately insured against damage by fire and wind storm.If'my wife should fail to use s~id real estate as her exclusive and personal dwelling place for a period of three months or if she should fail or neglect to keep the same in good repair,fail to pay any taxes or any insurance premiums,then I direct that said Trustee may either lease or sell said real estate at such rental or for such selling price as said Trustee deem advisable and thereupon pay to my said wife,during her lifetime,the net income from said rental or the net income from the proceeds from the sale of said real estate. (c)Upon the death of my said wife,to pay the corpus of said trust together with any undistributed income, share and share alike,to my sons,George Alvin Helfer and Arliegh P.Helfer.
