FIRST:I direct that my Executrix or Executor herein- after named,shall,as soon as conveniently may be done,pay all my just debts,funeral expenses and expenses of the settlement of my estate,including the erection of a suitable marker at my grave SECOND:I direct that my Executrix or Executor purchase a home for my sister,Harriet M.Carpenter,at such place as she may select,at a price not exceeding Eight Thousand ($S,OOO.OO) Dollars,the deed for same to be made to the said Harriet M. Carpenter,and said property to be hers absolutely. THIRD:I give,devise and bequeath an additional sum of Eight Thousand ($8,000.00)Dollars to my Sister,Harriet M. Carpenter. FOURTH:All the rest,residue and remainder of my estate,of every kind and nature,~ncluding real,personal and mi ed property,and wheresoever situate,I give,devise and bequeath unto my sister,Harriet M.Carpenter,and to my nephew,William M.McGregor,as co-trustees,in trust for the following uses and purposes:- (a)To invest the principal and such income as may be unexpended,and to re-invest the same from time to time,in suc securities as said Trustees may deem advantageous,and collect and receive all income and profits arising therefrom. (b)To pay over semi-annually the entire income rom my estate to my sister,Harriet M.Carpenter,for and during he term of her natural life. (c)Upon the death of my sister,Harriet M. arpenter,I direct that the corpus of said trust fund be distribu- ed,share and share alike,to my six nieces,viz:-Lucille A. odgers;Virginia P.McGregor;La Rene C.Fetty;Pauline C.West; ell C.Moore;and lone C.Montgomery,or to the issue of any of said nieces who are deceased at the time of such distribution,per- stirpes.The children of any such deceased nieces to take and re- ceive,and have distributed among them,the share said parent would ave received if living at such time. FIFTH:I order and direct that my Executrix or Executor sell the farm upon Which I reside,situate in West Finley Township, Washington County,Pennsylvania,containing approximately Two Hun- dred Sixty-one (261)acres,and all other real estate,which I may own or in which I may have an interest,and for such purpose I do hereby authorize and empower my said Executrix or Executor to sell the same,either at public or private sale,at such times as they may deem expedient,with the right to use their own judgment as to time of sale,purchase price,or method of payment,without any liability of the purchaser for the application,non-application or mis-application of the purchase money,and to execute and deliver all such deeds or other assurances as I could have done if living, and pending such sales,I hereby authorize and direct my said Executrix or Executor to lease my said real estate in whole or in parts upon such ter.ms and ~or such rentals as my Execu~rix or Executor shall deem most advantageous to my estate.
