I,R.£.BUCHANAN,of the City of Washington,Washington
County,Pennsylvania,being of sound mind and memory,do make this
my last Will and Testament,hereby revoking and making void all
former wills by me heretofore made.
FIRST.I direct that my body be buried in our family
lot in the Independence Cemetery,near Independence,Washington
County,Pennsylvania.
SECOND.I direct my executors,hereinafter named,to
pay all my just debts and funeral expenses as soon after my decease
as conveniently may be done.
THIRD.I give,devise and bequeath to my wife,Cora A.
Buchanan,the house and lot in which we now reside,at No.360
Duncan Avenue,City of Washington,Pennsylvania,for her use and
enjoyment during her natural life;and also I give and bequeath to
my wife,Cora A.Buchanan,all the household and kitchen furniture
and furnishings which may be in our residence at the time of my
death belonging to me,and also my life insurance in the Union
Central Life Insurance Company,Canada Life,Modern Woodsmen,Royal
Neighbors,and any other insurance I may take out or have at the
time of my decease;and I also give to my said wife my automobile,
or if I have nlore than one automobile at the time of my death,she
shall have her choice of automobiles.
FOURTH.I give and devise to my wife,Cora A.Buchanan,
the farm on the West Middletovm Road,in Hopewell Township,Wash-
ington County,Pennsylvania,adjoining lands of George P.Shanks,
Ray Liggett,John A.Elliott,et al.,known as the Sims Farm,con-
taining ninety-five (95)acres,more or less,for her use and enjoy-
ment during her natural life,and at her death I give and devise th
said Sims Farm to my daughters,Nellie Buchanan and Helen Buchanan,
share and share alike.
FIFTH.I give and devise to my daughter,Nellie Buchanan,

the house and lot in which we now reside,at No.360 Duncan Avenue,
City of Washington,Pennsylvania,subject to the life estate of my
wife,Cora A.Buchanan,devised to her in the Third paragraph of
this my Will;and I also give and bequeath to my daughter,Nellie
Buchanan,the sum of Three Thousand Five Hundred Dollars ($3,500.00).
SIXTH.I give and devise to my daughter,Fannie Patton,
the farm in Hopewell Township,Washington County,Pennsylvania,
near West Middletown,adjoining lands of J.V.Clark,Ebert Jolly,
Hemphill Heirs,J.H.Denny Heirs and Joseph Smith,containing
about two hundred forty-five (245)acres,which farm is made up of
two tracts of land,one known as the PlummIer Farm,and the other
kno\vu as the R.B.Thompson Farm,excepting and reserving the coal
of the Pittsburgh or River Vein,with mining rights,privileges and
waivers,as the same has been heretofore sold,to have hold,pos-
sess and enjoy the same for and during the term of her natural life,
and at and immediately after her decease,I give and devise the
said farm,containing about two hundred forty-five (245)acres,to
her three children,Robert Patton,Dorothy Patton and Jane Patton,
share and share alike,but should any of said three children die
before their mother,leaving issue,then such issue shall take the
parentIs share in said real estate,and should anyone of said
three children die before their mother,without issue,then the
share of the one uying without issue shall go to the surviving
children,or the issue of deceased children.Also,I give and be-
queath to my daughter,Fannie Patton,absolutely,the sum of One
Thousand Dollars ($1,000.00).
SEVENTH.I give and bequeath to W.A.H.McIlvaine,of the

City of Washington,Pennsylvania,the sum of Ten Thousand Dollars
($10,000.00),to be held by him in trust for the following uses and
purposes,to-wit:To loan the same on first mortgages on improved
~eal estate,the mortgage not to exceed two-thirds of the value of
the premises on which the mortgage is placed,or invest the same in

Government securities,and pay the interest or net income therefrom
semi-annually,to my daughter,Mary B.LeFever,for and during the
term of her natural life;neither the said principal sum nor the
interest or income therefrom shall be subject to the debts,con-
tracts,engagements,alienations and anticipations of my said
daughter,and the same shall be free and clear of all levies,
attachments,executions and sequestrations;and upon the decease
of my said daughter,Mary B.LeFever,the principal sum or fund so
bequeathed to the said W.A.H.McIlvaine shall be paid by him to
the children of my said daughter,Mary B.LeFever,if any,and
should my said daughter die without leaving any children,then in
that case the said principal sum or fund shall be paid to my other
children,share and share alike.Should my daughter,Mary B.
LeFever,desire that the trust fund or a part thereof shall be in-
vested in real estate to be occupied by her as a home,my said
trustee is hereby permitted to so invest the trust fund above men-
tioned,or so much thereof as may be necessary for such purpose,
and the said Mary B.LeFever may then occupy said home,free of
rent during her natural life;the title to any real estate so pur-
chased shall be taken in the name of the said trustee,and the said
trustee shall have full power,without order of Court,to sell and
convey any real estate so purchased when the said Mary B.LeFever
ceases to occupy the same as a home,and may purchase other real
estate for the same purpose,or place the proceeds of any such sale
back into the original trust fund.Upon the death of the said
Mary B.LeFever,my trustee is directed to sell all real estate so
held in trust,if any,and make distribution as hereinabove directed.
If it should be found that the interest or income from said trust
fund is not sufficient to keep my said daughter in comfort,my said.
trustee is hereby authorized and empowered to pay to her such sums
out of the principal as may be needed to support her comfortably·
during her lifetime~Also,I give and bequeath to my daughter,

Mary B.LeFever,absolutely,the sum of One Thousand Dollars
($1,000.00).
EIGHTH.I give and devise to my daughter,Helen Buchanan,
the house and lot which I recently purchased from Lucy Armstrong,
located in the Seventh Ward of the City of Washington,Washington
County,Pennsylvania,and bounded and described as follows,to-wit:
Beginning at a point on the Northeastern side of
Allison Avenue,which point is common to Lot No.4
in the Clark Homestead Plan of Lots;thence along
line of Lot No.4 in a Northeasterly direction 190
feet to the dividing line between the lot herein de-
vised and lot of Harry ZeIt;thence along the line
of lot of Harry ZeIt in a Southeasterly direction
50 feet to line of Lot No.2 in said Plan;thence
along the line of Lot No.2 in said Plan in a South-
westerly direction 150 feet to Allison Avenue;
thence along the Northeastern side of said Allison
Avenue a distance of 50 feet to the place of
Beginning;
and I also give and bequeath to my daughter,Helen Buchanan,the
sum of Five Hundred Dollars ($500.00).
NINTH.I give and bequeath to W.A.H.McIlvaine,of the
City of Washington,Pennsylvania,the sum of Ten Thousand Dollars
($10,000.00),to be held by him in trust for the following uses and
purposes,to-wit:To loan the same on first mortgages on improved

trustee shall have full power,without order of Court,to sell and i
convey any real estate so purchased when the said Robert H.I
Buchanan ceases to occupy the same as a home,and may purchaseothe~
real estate for the same purpose,or place the proceeds of any such I
sale back into the original trust fund.If it should be found that
the interest or income from said fund is not sufficient to keep my
said son in comfort,my said trustee is hereby authorized and
empowered to pay to him such sums out of the principal as may be
needed to support him com~fortably during his lifetime.Upon the
death of my son,Robert H.Buchanan,my trustee is hereby directed
to sell any and all real estate which may become a part of said
trust fund at either public or private sale,and to make a deed or
deeds to the purchaser or purchasers thereof,without an order of
Court,and to convert all the balance of said trust fund into cash,
and to pay the same to my daughters,Nellie Buchanan and Helen
Buchanan,in equal shares,except One Hundred Dollars ($100.00),
which my said trustee shall pay to my grandson,Robert C.Buchanan,
Jr.
TENTH.I give and bequeath to my daughter,Helen Buchanan,
the sum of Twelve Hundred Dollars ($1,200.00),to be held by her in
trust for the following uses and purposes,to-wit:To pay,at her
discretion both as to time and amount,the said Twelve Hundred
Dollars ($1,200.00)to my son,Robert H.Buchanan,with the right
on the part of the said trustee to loan the unpaid portion of said
trust fund in short term government or municipal bonds,or to keep
the unpaid portion in a savings account in a reliable banking
institution,until it is needed for payment to my said son;and
neither the said trust fund nor the interest or income therefrom
shall be subject to the debts,contracts,engagements,alienations
and anticipations of my said son,and the same shall be free and
-clear of all levies,attachments,executions and sequestrations;

and my said daughter,Helen Buchanan,shall not be required to give I

any bond in connection with this trust.
ELEVENTH.I give and bequeath to each of my four daughters
five (5)shares of the Capital Stock of the Peoples National Bank
of Washington.
TWELFTH.I give and bequeath to Robert Patton,son of my
daughter,Fannie Patton,the sum of Two Hundred Dollars ($200.00),
and also two (2)shares of the Capital Stock of the Peoples Nationa
Bank of Washington.
THIRTEENTH.I give and bequeath to Dorothy Patton,daughter
of my daughter,Fannie Patton,the sum of Two Hundred Dollars
($200.00),and also two (2)shares of the Capital Stock of the
Peoples National Bank of Washington.
FOURTEENTH.I give and bequeath to Jane Patton,daughter of I
my daughter,Fannie Patton,the sum of Two Hundred Dollars ($200.00):,
and also two (2)shares of the Capital Stock of the Peoples
National Bank of Washington.
FIFTEENTH.I g~ve and bequeath to my daughter,Helen
Buchanan,the sum of Two Hundred Dollars ($200.00),and also two (2)
shares of the Capital stock of the Peoples National Bank of Wash-
ington,to be held·by her in trust for the following uses and
purposes,to-wit:To pay,at her discretion both as to time and
amount,the said Two Hundred Dollars ($200.00),and the proceeds
from the sale of the two (2)shares of the Capital Stock of the
Peoples National Bank of Washington,to my grandson,Robert C.
Buchanan,Jr.The time of the sale of the said two (2)shares of
stock shall be left to the discretion of the said trustee.And my
said daugh~er,Helen Buchanan,shall not be required to give any
bond in connection with this trust.
-SIXTEENTH.I give and bequeath to W.A.H.McIlvaine,
Trustee for Robert H.Buchanan,ten (10)shares of the Capital
Stock of the Peoples National Bank of Washington,which stOCk,or
the proceeds thereof,shall be held by said trustee under the same

terms,conditions,limitations and restrictions as are fully set
out in paragraph Ninth of this my Will.
SEVENTEENTH.All the rest,residue and remainder of my
estate which I may have at my decease,I give,devise and bequeath
the same,share and share alike,to the following persons,to-wit:
To my wife,Cora A.Buchanan,the one-sixth thereof;to my daughter,
Fannie Patton,the one-sixth thereof;to my daughter,Mary B.
LeFever,the one-sixth thereof;to my daughter,Nellie Buchanan,
the one-sixth thereof;to my daughter,Helen Buchanan,the one-sixt
thereof;and to W.A.H.McIlvaine,Trustee for Robert H.Buchanan,
the one-sixth thereof.The said one-sixth of the residue of my
estate so devised and bequeathed to the said Trustee for Robert H.
Buchanan shall be held by the said trustee,or his successor in
trust,under the same terms,conditions,limitations and restric-
tions as are fully set out in paragraph Ninth of this my Will.It
being my will and desire that the Ten Thousand Dollars ($10,000.00)
mentioned in paragraph Ninth of my said Will,and the ten (10)
shares of the Capital stock of the Peoples National Bank of Wash-
ington,or the proceeds thereof,and the one-sixth of the residue
of my estate,shall constitute a trust fund to be held and adminis-
tered by the said trustee,or his successor in trust,under the
terms,conditions,limitations and restrictions as are fully set
out in said paragraph Ninth of this my said Will.
EIGHTEENTH.I hereby appoint my daughter,Helen Buchanan,
and W.A.H.McIlvaine to be the Executors of this my last Will and
Testament.
IN WITNESS WHEREOF,I,R.C.Buchanan,the testator above
named,have hereunto set my hand and seal this 02~day of
