SECOND.I give and bequeath unto my husband,David W. Hughes,the judgment which I hold against him at No.377 February Term,1938,A.D.,in the sum of $539.10 with interest from February 24,1928. THIRD.All the rest and residue of my estate,of what- soever kind and wheresoever situate,I give and devise to my daughter,Sarah Elizabeth Hughes.In the event,however,that my said daughter should die,unmarried and without leaving lawful issue,before she arrives at the age of twen~y-one years,then what I have given to her shall go to and ves~in my three sisters, Florence Swart Throckmorton,Alberta Swart lams and Verna Swart Parshall,share and share alike. FOURTH.It is my will and I hereby appoint the Citizen National Bank of Washington as Guardian of my said daughter,Sar~h Elizabeth Hughes,and authorize the said Guardian to join with the other parties in interest in the sale and conveyance of any real estate in which I may have an interest and to make,execute and deliver to the purchaser or purchasers thereof such deed or deeds as may be necessary to convey my interest in said real estate, without securing an order of court.In the event,however,that tLe Citizens National Bank of Washington should refuse to act as •• Guardian for my said daughter,it is then my will and I hereby appoint my sister,Florence Swart Throckmorton with the same power and authority as given above to the Citizens National Bank.
