First.I direct that all my just debts and funeral expenses be fully paid and satisfied as soon as conveniently may be,after my decease. Second.I hereby direct that my executor hereinafter named take care of and make the necessary arrangements for my burial however the expense of same shall not exceed the sum of $2,000.00., Third.I give,devise and bequeath to my son,Louis Groznik, two tracts of land situate in the Township of Peters,County of Washington and State of Pennsylvania,one of which tract contains 53.737 acres and the other of which contains 37.901 acres more or less.Which tracts of land are more fully described in Deed dated November 28,1961 from Louis Groznik,Jr.and Wilma E.Groznik, his wife,to the testator as recorded in the Recorder of Deeds Off"ce, Washington County,Pennsylvania,in Deed Book Volume 1117,page 5 2. Said aforesaid property,however,being subject to all exceptions, reservations,oil and gas lease or leases,roadway or roadways as set forth in aforesaid Deed from Louis Groznik,Jr.and Wilma E. Groznik,his wife,to the testator,recorded in Deed Book 1117, page 522,in the Recorder of Deeds'Office of Washington County, Pennsylvania.Said property is also subject to the unpaid balanc held against the above described two tracts of land by the Sloven"an Savings and Loan Association of Canonsburg,Pennsylvania,dated September 29,1961,originally amounting to $30,000.00,recorded in the Recorder of Deeds'Office of Washington County,Pennsylvan'a, in Mortgage Book Volume 594,page 395. Fourth.In case my son,Louis Groznik,should die before me then I direct that the property devised to him under Paragraph Third of this my Last Will and Testament shall be distributed und r the residuary clause of this my Last Will and Testament. grand- Fifth.I give,devise and bequeath to my/daughter,Susan Diane Groznik,all of the land owned by me situate in Peters Town ship,Washington County,Pennsylvania which is left from the Jose h Townsend and the Robert Townsend farms and the McConnaughey farm containing 130 acres more or less. Sixth.I give and bequeath to my grandson,Gerald L.Groznik 83 acres more or less which I own in Peters Township,Washington County,Pennsylvania next to the Bebout property and the Earl Frobe property. Seventh.The properties which I give under this my Last Will and Testament to my grand-daughter,Susan Diane,Groznik and to my grandson,Gerald L.Groznik,I devise to them subject to the ex- ceptions and reservations as to coal and mining rights,oil and gas lease or leases,easements,rights of way and encumbrances if any as set forth in prior Deeds and instruments of record which concern said property or properties. Eighth.I hereby direct that if there is any money or other personal property in my estate that then sufficient of said money or personal property shall be used to payoff the mortgage of the Slovenian Savings and Loan Association of Canonsburg,Pennsylvan~ held against property hereby devised to my son,Louis Groznik,if same is still unpaid.
