I,THOMAS M.COWDEN,of the Village of Hickory,Mt.Pleasant Township,Washington County,Pennsylvania,being of sound and dis- posing mind,memory and understanding,do declare this to be my last Will and Testament,hereby revoking any and all former wills by me at any time heretofore made. As to my worldly.estate,whetheY'the same be real estate,per- sonal property or mixed,of which I shall die seised and possessed, or have an interest in,or to which I shall be entitled at the time of my dece~se,I devise,bequeath and dispose of in the manner fol- lowing,to-wit: Item 1.I direct that all my just debts,funeral expenses and the costs of administering on my estate be paid by my Executors here- inafter named as soon as sufficient funds come into their hands. Item.2.I give and bequeath the sum of Five hundred (500.00) Dollars to each and everyone of my grandchildren who are living at the time of my decease. Item 3.I give and bequeath to my eldest son,Walter Lee Cow- den,the sum of Three thousand (3,000.00)Dollars. Item 4.I give and devise unto my said son Walter Lee Cowden 30.63 Acres off the Southwest part of a tract of land conveyed to me by Annetta A.Russell and Andrew ~.Russell,Executors of the last Will of Robert A.Russell deceased,situate in Mt.Pleasant Township, this county;the said 30.63 acres lies south of a public road and was surveyed by William Wylie,C.E.,on or about August 10,1914, and is bounded and described as follows:Beginning at a point in I the Public ROad (67.4 feet North 71 1/4 0 West from a walnut tree), a corner common to a 70 acre tract heretofore conveyed by me to the said Wal~er Lee Cowden and the tract of land hereinafter devised to my remaining son ~oseph Ard Cowden;thence by the said ~oseph Ard Cowden tract the following three courses and distances:South 38°25' West 447.feet to a stake,South 45°05'West 652 feet to a stake,and South 36°45'West 426 feet to a post;thence by land of McCalmont heirs North 62°35'west 736 feet to an iron pin;thence by land of William Russell North 27°East 1079 feet to a point (3 feet North 58 1/2 0 West from a wild cherry tree);thence North 35°East·437 feet to a point in said public road;thence by said public road by line of land of the said Walter Lee Cowden hereinbefore mentioned,the fol- lowing courses and distances:South 53°II'East 278 feet to a point in the said road (37.7feet South 81 1/2°East from a walnut tree); and South 63°59'East 760 feet to the place of beginning.
